DHA Peshawar Plot Rates & Balloting Update March 2026: 5 Marla, 10 Marla & 1 Kanal Latest Prices



In the name of Allah, the Most Merciful, the Most Kind. As the holy month of Ramadan reaches its 27th day, significant shifts are occurring in the DHA Peshawar real estate market. The primary focus remains on the upcoming balloting scheduled for March 25th. Investors who had pending development charges have proactively cleared their dues to ensure inclusion in the draw for 5 Marla, 10 Marla, and 1 Kanal plots. This surge in activity has stabilized the market, showing a clear "plus trend" as the deadline approaches.

In Sector A and Sector C, the cost of land near the boundary is currently trading between 190 and 195. However, for premium category plots—specifically those that are corner, south-open, or located on double roads—the demand in Sector A ranges from 3 Crores to 3.25 Crores. Sector C also sees high-end plots priced near the 3 Crore mark. Sector B remains a competitive option, with boundary-adjacent plots priced between 2 Crores and 2.05 Crores, while prime locations in this sector also reach 3 Crores.

A vital policy update for DHA Peshawar investors concerns the unification of Army and Civil categories. Buyers of Army allottee plots are now required to pay the balance amount to the authority at the time of transfer. Furthermore, 100% development charges, totaling 32.52 Lacs, must be cleared before the plot can be officially transferred. In Sector E, prices range from 175 to 190, with exclusive single-digit plots (numbers 1 to 9) demanding up to 195.

The Prism sector offers various entry points. Boundary land costs approximately 175, while prime locations are valued between 2.30 Crores and 2.35 Crores. Top-tier corner plots in Prism can go up to 2.45 Crores. For smaller cuttings, 5 Marla (all paid) is available for 1.10 Crore to 1.20 Crore, while 10 Marla (all paid) ranges from 1.70 Crore to 1.85 Crore. Sector I is currently a hotspot due to rapid development; land costs there have reached 1 Crore, with single-digit plots hitting 1.10 Crore.
