Plote in Sunny Park,

We are interested to buy a plot of 5 marla in sunny park which is adjacent to PCSIR II in Rs., Plese advice in this regard. It will be in your knowldge that the electrification and gas development is still pending. What you suggest.

I saw the area it location is not bad but honestly there is no gurantee that developnment will be completed, 6.5 Lakh may be OK for investment, if you are interested in making home in 3,4 ys that is not good idea.
Dont Judge it by PCSIR 2 Rate. Honestly PCSIR 2 will also come down, I suevayed that area for full month in Iqbal avenue Kanal has dropped from 48 to 38, Valancia even good blocks dropped from 38 to 30, This all happened from Dec 2005 to 2006. I opted for Valancia.

What you think it this society is OK for building house in next 2-3 years...?

Yes i saw that area a lot I had a budget of 30, As regards management and develpment is concerened sucessful names in that area are WAPDA, Valancia, PCSIR 2, NFC1, Average are PIA, Abdalians, Nasheman Pahse 1 Below avergae are architect, GCP, PCSIR staff, Sunny park ariline naz town etc, Now some of the average and below average areas have location advatage, Like Abdalians, GCP, sunny park and Architect even airline. When these areas were developed the targets were not so high and they had been very cheap lands, for example Kanal was 3-4 lakh 15 ys back, After selling management has disappeared, now wait for dense population these areas will be junk yards. And prices are still so high like in Abdalians less han price of 10 merla you can buy one Kanal in Valancia. I guess If you are planning to buy in Architect then there are better choices and if you are holding there then you may exit if you get good price and immediately buy in some better managed area like defence or Valancia or Izmir. Valancia has a bit of location disadvantage but price is very good at this moment I am sure in 5 ys time in Valancia, WAPDA and NFC almost every thing will be available even now reputed schools and a college is working in valancia. So I voted for that.

The association of sunny park has started the boundry wall and they are saying that within next six month we will be able to electify the town then this will definetly effect the market price of this society and because of attachment of PCSIR II the people started to build home sooner as the 60% plots in PCSIR II are almost constructed

You may try in 650,000. If you are in pakistan then price will come down in March to June. when overseas people had already gone and holders of plots will not get any offers for few months. But dont believe some thing is happeneing in 6 Months. Status has been same in last 12 Months.
