I spent quite busy one month in Lahore and got quite a lot of information of prices in WAPDA and surrounding areas and compared prices with Dec 2005 for interest of buyers i am posting some comparisons,
WAPDA 10 Merla J K blocks 31,32 in Dec 2005 and 25,26 in 2006,
valancia eg B block 40,41 in Dec 2005 and 30 to 31 in Dec 2006.
Iqbal avenue1 45 to 48 in Dec 2005 and 38,39 in Dec 2006
Nasheman iqbal 35 in 2005 and 26 to 28 in 2006
PIA good Blocks 45 to 48 in 2005 and 34,35 in 2006.
Looking at this it seemed there was about 25% drop in general. Still there is room in WAPDA price fall as WAPDA 10 Merla Blocks after nala are just 1/2 KM away from Valancia later has better development and a lot of construction, the price difference of only 5 lakh in 10 Merla and Kanal in abnormal either Valancia will come up or WAPDA will go down. In 1 year I saw a lot of construction in Valancia and it looks at least Blocks A,B, A1, E and c will be densely populated in 2 ys, already there are 200+ homes in A and 80 + homes in B block A1 also densely populated.
As regards management, PIA though densly populated is heading towards failure and becoming below average society. Iqbal avenue is average society, WAPDA and Valancia still sucessful, Nasheman 1 is average. Wazir replied on Tuesday, January 16, 2007 09:07 PM

Mr. Jameel I saw in your last messages, you said that you studied this area (arround Shaukat Khanum hospital) because you wanted to buy a plot and you had a budget of 30lac. I have a very strong feeling that you could not get a good plot with this budget in this area, and now you are trying to degrade this area and hoping that in this way prices will come down and you will be able to get a good plot in this area. Otherwise Mr. Jameel let me tell you that locationwise there is no comparason of this area (arround shakat khanum Hospital)with any area of lahore. This is the best location in lahore at this moment because 1..As lahore has expanded a lot towards raiwind and towards Kasoor, so even now this area is in the center of overall lahore. 2..It has direct approach to express canal road, moror way and proposed ring road which leads you every where in lahore within 1/2 hour. 3..It is near and accessable to all the major trade centers of lahore, for example liberty, mall road, model town link road etc. 4..Lahore's biggest trade center called Lahore tarde centre is arround the corner where presently expo center, a five staer hotel & 40 storey technology tower is under construction and many commercial buildings are coming soon (Just see plan of this lahore trade center in the map of Joher town Phase 2. 5..It has all major roads including motorway, ring road and a bypass connecting canal to ferozepur road and main joher town road (Jinnah aveene) & also main raiwind road. All these roads are in and arround this area. 6.. And on top of that Punjab University, and Alama Iqbal Medical College, Jinnah hospital, Doctor's hospital and many more good schools & hospitals are in and arround this area, And one medical college & hospital is proposed in Lahore trade center (Area where expo center is being constructed). Good analysis and good replies but I dont think there will be futher 25% fall next year though pprices amy adjust a bit at present WAPDA 10 Merla, Abdalian 10 merla and Aqbal avenue 10 merla are high 25 to 3 so they may come down. Valancia willstablize at this price for a while but in 2 ys may increase to eqalize WAPDA, In genral that area will be nice in near future |
