Bahria Tow Phase -8,

Dear Friends :)

I heard that Bahria Town started giving possession to Phase-8, Rawalpindi allottees & Overseas Enclave. Please comment, Salman

That is true there was an add in the Jung on Sunday.

Possession may turn out to be bad news rather than good news for plot holder, as BT will force this possession onto plot holder and then will start reverse counting toward zero, so they can charge plot holder non-construction charges, which in case of lahore were significant.
This will further depress value of BT-8 plots. In case of Lahore it boosted the construction as all other amenaties that are required for living were avaibale, but in case of BT-8 it is far away from near by populated areas and despite having development completed other amenaties are not available.

Dear AR,
Man should not be negative ALWAYS. I have many friends who have possessions in Phase 1 to 6 (Bahria Town), they never did any construction & never asked for any penalty for this. As well my cousin has plot in Phase IV & he never faced any such request for last four years.

One more news, its not so far from GT road as you are mentioning. I hope it would help in clarifying if you never visited this area. many thanks

Dear Salman-Islamabad, I am just giving other prospective which happens to be a negative. The reader of this forum should be aware of negative as well as positive side of any development.

I never said it is TOO far from GT road. All I said was that there are no other amenities available that are required for living, i.e. operational school, Operational hospital, operational grocery store, Operational Bank, and public transportation for working families etc. as these are the very basic needs if one want to live in a place.
Would you run to GT road for all the amenities mentioned above?

As far as non-construction charges that I mentioned above, it is based on what happened in Lahore. This may or many not happen in Pindi/Islamabad but one should be aware of that as in this slump real estate market BT is very keen to impose additional charges, as it is evident from other BT projects.

The distance from GT Road, refence point Toyota Motors Show Room, ranges between 6 KM to 12 KM. Since there is no public transport available on this road, therefore the travelling is very difficult. I personally visited the area, yet lot is to be done before the possesion is handed over or construction is taken. Offering very few incompleted plots for posseion does not mean that Phase 8 is ready. I feel it may take another 4-5 years to declare this area as worth living even if the possesion of all the plots is offered. Few dealers are misguiding the innocent investors to make investments for quick returns. Yes return may be there but gradual and a long term project. This is a very helpful forum if we all submit the true situation.
