BT Overseas Enclave Rawalpindi,

Friends,

What are your thoughts about Overseas Enclave in BT Rawalpindi? Is is worth investing there. Does any one know the prices of 1 & 2 kanal plots. How long is the wait before one can construct the house.

I will not go after overseas blocks and pay extra. My instinct tells me that quality of life in all the sectors of Bahria Town will be same regardless of what Bahria claims. Segregating overseas blocks by boundary walls within the same sector, in my view, is pathetic. I see phase 8 of Rawalpindi getting some increase in its price starting next year unless Bahria Town does something very radical. Phase 8 may also be a good place for living but may not be a good short-term investment. Nevertheless, its price will not go further down from its current price.

Thanks Abrar! Is it safe to buy in BT phase 8. What is the price for 1 kanal and is it best to buy direct from BT or from an owner?

Safety is a touchy subject in buying a plot. In my opinion when buying a plot from Bahria, a buyer does not need to worry about dealing with multiple owners of the same plot or Qabza groups. It is safe to that extent but a buyer needs to worry about Bahria itself and the fees they like to collect. The best thing is to buy a plot in one of the fully developed sectors. This will save a buyer from uncertainties of development and deny Bahria the opportunity to relocate the plot.

CMY now includes rates of phase 8 plots in his market pulse, which look reasonable. You may also compare these with other dealers.

I do not know if Bahria is offering these plots at present but they may do that in future, once they will start marketing the cancelled plots.
