Rs.1200 is perhaps minimum & it could go up to Rs.1800 even with medium class construction.

Is this 1200 or 1800 rupees per square foot is for a single story construction. If that means every square foot for ground floor and upper storey seperately than it comes to around 80 lacs for around 4000 square feet (10 marla double stroey) on a medium class construction rate of 1800. Am I confused or what?

Construction is not allowd total 100% of plot size any where, in different schemes rules are seprate. In my openion max65 % area can be built.
If we consider 70% area then two story house of 10 meela comes= 225*10*2*.70=3150 sft @ Rs1500 (Averge rate) Rs.4,725,000

Respected Newbie!
One 10 marla plt has area of 225 sq. ft of which on ground floor you may be allowed to cover maximum around 60 or65%( exact fig is mentioned i the bye laws of the respective area.If it is 65% it works out to 1688 sq.ft. Then on first floor also maximum coverage allowed is a certain %age of max limit of ground floor. If it is 75%, it will be 75% of 1688 i.e. 1266 sq.ft. Based on these assumed figures total area shall be 2954 sq.ft. So it all will depend on the locality where you wish to construct. Cost of construction can be reduced of course through adopting suitable method of construction like on labour rate basis purchasing the material yourself if you can afford to exert in terms of time & effort.
