To start construction at Bahria,

For those who intend to start constructing their house in Bahria, altogether they have to deposit around 140000 Rs.This includes Rs for the map if one needs Bahria to finalize the map, around 60000 Rs, to get it approved from the relevant authorities, and rest is for utilities and demarcation,etc.Further as per Bahria standards one needs to leave a space measuring 10 feet each on front and back of the house and 5 feet on one side.Also main door should not be higher than 6 feet and DPC can only be 1 foot higher than the road level.There can'nt be any construction above the garage as well.

that means

five marla measuring 25 x 50 will leave space to built 15 x 30

10 marla measuring 35 x 70 will leave space to built 25 x 50.

will actually get 5 marla building space at 10 marla plot.

i think DHA has the same rules as well.

I hope i am wrong!

10 Marla plots normally have dimensions of 35x65 in Lahore and 30x70 in Islamabad etc. 35x70 plot is more like 11 marla.

What is DPC? Is this like ground floors elevation as compare to road?

Also, the condition that there can't be construction above above the garage. Is this LDA's guideline or Bahria Town, as I have seen many 10 marla houses with construction above garage in well developed housing socities in Lahore?

Yes Usman, 10 marla plot in Lahore measures 35 x 65. DPC is "damp proof course", it is laid to help protect the structure from any possible underground seepage.Finished floor level of the house with respect to road level should not be more than 1 foot.
