Investment Advice While Travelling to Pakistan,

I need advice from CMY/learned friends as I have two options below & I am travelling to Pakistan today, Insha-Allah.

1. 3-5 year plan to build a house with Rs. 3m cash + State life plots worth Rs. 2m + Rs. 5 to 7m down-the-road.

2. 1-3 year plan to build a house with Rs. 3m cash + State life plots worth Rs. 2m

Kindly advice which area/ scheme in Lahore & what size of plot should I invest.

Predesi bhai I am searchings for info about buildings a house. A one kanal house with basement cost 75 lacs just for building ( No furniture or other stuff inside yet). Without basement 1 kanal basic house building now cost about 60 lacs.

Are you lookin for a 10 marla or a one kanal house?

I am making my one Kanal house, with basement, in DHA-2:
I am Paying my Architect Rs. 20,000 per month for the whole supervision and came to know after getting his services that it is probably one of my best decisions, I ever made in my life.
It is costing me more, in steel, water proofing and in other construction material but these Rs (2.5 to 3.0 Lacs going to architect) are doing so much that there are no regrets at all.

I have so far consumed 44 Lacs of rupees, with 02 roofs done, with the following overhangs as well:

Additional digging with machine for leveling: 30,000
I started during rainy season and took "Tarpaal" to work on basement which cost me Rs. 33,000

I think I will be able to do the 3rd roof along with boundary wall, main gates and all tanks built with a total cost of Rs. 55 to 60 lacs for JUST structure, no plaster and no other thing EXCEPT structure.
It should be kept in mind that when I started, 6 months before, material was sky high, steel alone was costing me 68,000 (best quality) and bricks at 4700 per thousand. Now things are very cheap.
I advise all to take your Architect supervision at least for the structure. This is a great thing you will in making of your house!
He will tell your contractor to demolish something built wrong AND at the same time will tell him a perfect solution of the problem, while same thing would look perfectly alright to you.

Yousaf bhai, congratulations on new house construct and thanks for sharing your experience. Few questions to ask you: how much is the total covered area on this one kanal plot? What you think its costing you per square ft. and comparatively speaking, how construction material is cheap NOW? Can you share few examples?

To be practical following r the construction costs, with normal material (not cheap and not luxuary):

Rs.1000/- per sq.ft. if u go for labour contarct and supervise ur-self.

Rs.1200/- to 1500/- per sq.ft. if u handover for turn-key basis.

Cost chart is attached to give u idea what percentage of money will be spent on each area. (approximately)
cement 11%
bricks/rait/bajri 16%
steel bars 11%
grills/chokhats/gate 9%
sanitary 6%
electric 5%
wood 7%
glass 1%
tiles/marble 7%
misc 3%
whitewash 4%
labour 21%

You can give me a call at but please after Eid!
I work at an offshore location and some time it is difficult to reach me during my work cycle in offshore. You can also get latest from my office in Pakistan by calling Mr. Abdul Qayyum @ & , with my reference.
I received several mails regarding this matter and when I reply, I will put you in reply group but that too will happen only after Eid.
I am maintaining a file having all expenses separated and can assist you in this regard.
