Dear CMY

I would like to invest in DHA with my budget I could only invest in phase 7, I would only like to consider a plot rather than a file. I have a budget of around 35-37 lacs. I would like to purchase in a good block preferably R,S,V,W.

I would like to get your advice on whether it is a good time to buy or will prices fall any more in the near future could you please state your views on the market for the near future as well as mid to long term.

If you do have plots in my price range could you also state those.

DHA 7 is no doubt a good investment, but I shall admit that had gone down along with other DHA property, some what 5 to 7% in last 3,4 Months. It is difficult to tell that is it really bottom.
If you want to invest only in DHA lahore it is best option today, but keep in mind you should buy if need property, Like for your housing need in coming years, No one should buy if they think property will increase in price and they will earn substantial profit in few months or Couple of years.
At the same time if you dont want your investment should go down in terms of Numbers [Rupees] then you better buy in ready to live property.
Curency value is also an issue if you are holding FC. Musharraf period was enjoyng wind fall of 40% devaluation of Dollar, He graduualy droves Pakistani currency to Minus 45% in 9 years But no one Could feel, Plus there were some good indicators like US aid and Economic Growth. But current Govt had to face reverse wind So it Grossly under performed in last 6 months. Now indicators are showing that US Dolar might go Down again in coming 3 Months, If Current pak Govt could Cut the deficit possibly Pak Rupee will be stable.
It all depends you Finacial strength, your current portfolio, Holding power etc

Thankyou for your opinions, could you please clarify to me whether there are more buyers or sellers in current market. If prices have dropped are people willing to sell at loss. I thought I would take advantage of the lowered prices therfore decided to invest in DHA. If this is the bottom it might be a very wise investment as maximum profit is available for taking but as you said this is difficult to determine. I don't need to purchase a plot for housing purposes just purely an investment for a 2 year period till handover is given and prices appreciate hopefully could you please provide your opinion on the current market of buyers to sellers.

There are more sellers in Market, But Supply of plots at desperately low rates soon will dry, current fall is due to fall in DHA 8 file price. But in 2 years at hand over how much profit you are targetting. May be be 20 to 25%? If yes then OK. If I shall be on your place I shall buy only if I get Very good Bargain price. Like similar Plots are available in 34 lac and other at 38 Lac, If I am satisfied that I have reached Very good bargain rate only then I shall buy otherwise i shall leave.
I will not Goto W and V blocks
R Block stay away from graveyard
Best in this budget is S and Main Blv Plots of Q
I am lover of P Block But it looks price is stable there.

For a typical plot in S block what sort of price should I expect to pay in current market. Also 25 percent return is lower than what I targeted I would have expected it to be around 50 %. But can you suggest a better option which would provide a better return in the same time period with the same budget.

Akram sahib I will say R will be best in your choice and I could try to find a seller in 38 lacs in DHA 7 R block lower side near S block.

50% return is too optimistic in this scenario. Also, i tend to agree with Jameel that buy a bargain plot. There are very few buyers and nowadays, it is a buyer's market so you can dictate your terms.

Dear CMY I have a strict budget of 37 lacs which will also include membership charges aswell as any other costs involved could you state what plots you could provide me within this budget.
