i have seen Gulshan Ahbab Society behid Pak arab, it was 80,000 per Merla in 2005 when Pak Arab was 2.5 Lac per Merla, now pak arab is bit low than this price but Gulashan Ahbab is about 11 lac for 10 merla but there was no Plot for sale Before the Water tank which is about 1/2 KM from main enterence. Gulshan Ahbab is more populated than Pak arab, but most of people are low middle class. It is properly planned but The main difference between these two is all that area was about 6 to 8 feet below the Road level. Pak arab made the Roads at high level and you will have to do lots of Filling with earth in last Blocks Like about 10 Feet Filling or "Bharti". where as Gulshan Ahbab gradually tapered off the roads to the actual level of Land or may be about 2 feet high. When Gulshan Ahbab will be populated the only way the sewage can come out is sewage pump. Otherwise you might see the water on Roads. But I think Location is great the person who has 20 lac Budget for House he can buy a plot in 10 lac make semi complete house of 2 rooms etc, and get rid of rent, 90% of Lahore is made like this if you goto areas who were bulit 50 years ago peoplea are still comleting houses and slowly peoblems get solved. Another problem is you have no registree in Glshan Ahbab which is usual with societies but there are no Land issues. As this society is not approved by LDA so Housing society allotment letter does not have same weightage Like is Good societies. So I will recommend only for those who want to start house immedietaly ie not good for investment. I think this Info will be helpful for visitor. |
