Sorry Friends, The rate quoted is Rs. 220 per sq ft NOT Rs.120. Actually the rate without basement was Rs.170 AND He asked for the basement Rs.40 extra, as He had to do all concrete walls and double shuttering for the basement walls plus other extra expenses for him in basement. The aggregate total came out @ Rs. 220 per sq ft. We made extra beams, you can call it as "semi Structural" building. Normally contractors do the column concrete mixing manually but we made him to do with machine which would cost him extra. Rs. 220 is actually very good rate as my friends are now finding it hard to get the same quality of work at these rates. now the dampness thing: If concrete is having good sand, good crush (no dirt) good cement, good mixing (no air bubbles left)and good curing and watering, after it gets dry, you make a pond of water on the other side and keep it for years. No water will ingress into the basement. It does depend on the wall THICKNESS also. People have strange theories, such as do the 6" concrete, then make a 3" gap and then do the 4" brick wall. I am, challenging it being WRONG.In G-11 I can show you a house, just go see it if you wanna see for yourself. Regarding suggesting a good contractor, the construction companies cost fortune and if you see them during construction, you will not feel happy.Again I would insist! get the Architect supervision and get any good guy, already working in DHA, you may find plenty, check their work physically, ask questions and get a good architect. Mine is DHA approved and the cheapest in the town. He charged me for the plan Rs. 100,000 plus supervision amount on monthly basis but like I said before, you can have his visits on critical stages and fix money as per one visit. Zaraj is also having good standards and if they build at good rates, their work is nice as I have seen their villas in Zaraj, really nice ones but would they make at, let say Rs. 230 per sq ft, including basement? |
