House Construction Prices. (Question for Mr Atiq Raja * Mr M. Yousaf),

Mr. Muhammad Yousaf,

In an earlier post you have mentioned that the cost per sq feet for the house you are building in DHA is around Rs 220. Are you sure about this number? Perhaps I am misinterpreting your statement. The cost of class 'A' construction that I have inquired ranges between Rs /sq ft. Do you mind providing your contractor contact information?

Mr. Atiq Raja, since you are also currently in the building phase, can you please share your costs? BTW how can you build a 12000 sq feet home with five servant quarters in one kanal? Do you mind sharing your architecture plans?

Khayyam Sahib,

This cost is what is called "Tesi and Crundi" job only and all the material cost will be from the owner's pocket. This is just a labor cost and the terms & conditions are always set between the contractor and the owner.

The cost of construction, you are quoting is OK. In this cost, the builder will bear all the material cost as per the agreement.

Mr. A. M. Butt, the regular reader and a valuable contributor of this forum, is requested to shed some light over this please, as He is doing exactly what is being asked by Shahzad Sahib!

@ M Yousaf , Khayyam

Could you gentleman please give a very rough idea of overall cost (in lacs) of construction for

a) Single storey construction on standard covered area for 500 sqyds
b) Double storey construction on standard covered area for 500 sqyds

Please pardon my ignorance as I cant seem to get a reasonable estimate with the quoted per square foot cost.

Best answer is it depends on how you want to structure the construction process.

If you use a "turnkey" solution, which is what I am looking into, the cost of a very good construction is somewhere around Rs per sq feet. Please note that Rs 1200 that I mentioned earlier was the rate before the ruppee dipped 30 percent in the recent months.

Therefore for 500 sq yard it will range from 22.5 lakh to 27 lakh for one floor. For two floors it will be double.

Also please note basement construction is about 20-50% more expensive than above ground construction.

You may be able to save the cost if you choose to be the main contractor and use this "Tesi and Crundi" approach described by brother M Yousaf. Additionally you will save if you use lesser materials/standards.

One more point to clarify about the term turnkey.

Contractor will provide all labor, & material. It is lesser of a headache especially if you are perdesi like me. However there is a bigger risk that the contractor will cheat in your absence and it probably is more expensive. Some brothers have advised previously to hire a separate architect/supervisor to overlook the contractor job. Therefore if some one can provide a good reference there, it will be greatly appreciated in Islamabad area.

I am planning to use the contractor referred to me by my good friend Safwan. The contractor details are as follows:

Manzoor: (Islamabad area)

I meet this contracor in November and will see his final work again in March when I visit Pakistan. He appear to be a very nice person and per Safwan has done a very honest and good job.

Correction: 500 sq yard = 4500 sq feet
Therefore cost of construction will rage for a 500 sq yard from 67.7 lakh - 81 lakh (for each floor)

That is a size of a palace :-)

Mr Khayyam,

RS-1200 to 1800 per sqfeet is rate with material base on area and quality because in some area transport and raw material is expencive.
2nd quis-you ask sigle story about 40 to 45 lakh double story 70 to 80 lakh in normal A class constraction.
I am building my house in lahore by signing agreement with contractor RS 1200 per sq feet.All material quality is metained as per mention in the contract.with the consultation of Archetact Engineer.

AOA All,
I got my home constructed in Zaraj Housing (Zone 5 Isl), its almost 4000 sq ft on 12 marla lot. Double story, 4 bed/bath, 2 living rooms, drawing/dining, small storage. Back in late 2007, I got a rate of 1300/sq ft but after negotiation we got 1200/sq ft. Its "A" grade construction and I am very satisifed with the work contract has performed. Now in 2009, I believe the rate could be around . I am not an expert but with 30% inflation and rise in cement, bricks and iron you expect the price to be >1500/sq ft.

In Wapda town and adjacent societies, the average rate is 1500 Rs /ft2 for construction of home on turnkey basis.

A good reasonable construction designed by a consultant cost rupees 3000/- per sft quality of work is very essential due to investmennt and life of work
