As I already presented in my post 41541, “Ph VI will take approx. 5-7 years before it get populated like ph 3,4”. PV (now, it is a part of DHA 8) is already an reasonably good on-ground developed society having much more construction than DHA 6, having an excellent approach & a wide entrance straight from the airport (You can well imagine why DHA was anxious to acquire this society as a gateway to DHA 6, 7 & 8) with some of its files still waiting for ballot. Prices of good on-ground plots are more than double that of its file. The problem is that DHA is sort of more attached to its 6 & 7 phases because of their farther distance due to which they have not balloted DHA 8 & PV (remaining), otherwise Ph 8 will take all the benefit at the expense of Ph 6 & 7. (Probably till the time when all the plots allotted to the armed-forces only on the payment of development charges will be further sold to general public). Once balloted PV will become much much better option. “Seeing is believing” works here. I have also learned that DHA is holding more than 80% land required for Ph 8 & it usually process balloting after reaching the level of 80%. Therefore, balloting is expected shortly which will further take approx 2-3 years for development. I visited DHA Villas in Ph 8 twice. These are reasonably good (not exceptionally outstanding) construction with zabardast location on the main boulevard in Block C ext. Having 4 beds, drawing, dining, kitchen, living & a servant quarter. Possession is expected soon & I guess these are available at around 2/3 lacs above the booking price of Rs. 85 lacs. These are best-suited to expats who cannot invest time on building at their own. So, can u share ur decision with us? :) |
