DHA VALLEY INQUIRY,

Assalam o Alaikum dear all,

I would highly appreciate your help regarding providing me answers to the following questions about DHA valley 8 MARLA plots.

I am purchasing one 8 marla plot which is supposed to be a corner plot on blvd./main road from a person who claimed that he already have paid first installment.

I will be payig first installment of 165,000 rupees to that person and then remaining installments to DHAI VALLEY as per his information that is going to be 70,000 every 3 months.

Here are my questions.

1. How much is the actual price of an 8 marla corner plot on main road/blvd. in DHA valley?

2. Does this price include development charges or not?

3. Have the actual plots/locations been alloted or not?

4. How much each installment will be and total how many installments?

5. Is this a good price and good investment for long term perspective. I like the idea that I have to pay 70,000 every three months which I can afford easily.

Dear Mazhar sahib,

At the moment files for DHA vally are available at loss, you can see the daily updates to rates to see the amount of loss. More you will pay to DHAI, loss will increase. Not a good investment either short or long term.

Thank you very much. Yes you are right that price is decreasing on daily rate updates.

Anyone else can answer my other questions please? I need to know the actual price of an 8 marla corner blvd plot in dha valley. I tried calling DHAI office but no one is answering the phones.

70,000 x 12 = 8,40,000 plus down payment 1,00,000 plus membership fee 25,000 plus 20 % extra for corner or blved. Roughly this will cost you 10,00,000.

I dont think so but I am not sure about the development charges.

No, It have not been alloted any plots but location is close to DHA phase 2 ext.

In my opinion, this is very good investment for long term ONLY. Locatiion is very good, close to Bahria Phase 7 and Phase 8. The work on express highway has been started from DHA valley to Bahria Expressway. For more details, you can visit below website.

I can confirm that development charges are not included, i also have two plots one on overseas and one in DHA valley normal block, it is really for medium to long term i guess 3 - 5 years.

has anyone sold since please comments?

To be honest, there is not much difference between regular DHA valley and Oversese DHA Valley. I learnt a lesson from Bharia that they alway sell the land at higer price by using Overseas name. Very Sad! To prove my point, I would like to mention facilities for both porjects then I will leave on you to judge them.

The people are selling those are greedy, when DHAI announced the scheme they do not have money but they take load from the relatives and applied for big profit.

I certainly can wait for 5,6 years and installments are upto 3 years anyways.

As I said before I like the idea of affordable installments, so hopefully this will come out good at the end.

DHA Valley ISD is not picking up the phones (I am surprised). I was considering buying something there but I have droped the idea.

I called toll free and finally talked with someone. They confirmed the price does not include developement charges. I am not buying anyways.

Now another question came up.
How does the transfer works?
I am told that file will not be transferred on my name until 6 installments. Which means 18 months.
But I will be given the letter and a written stamp paper that this is my plot.
In DHAI files it will stay on seller's name for next 18 months and only then I will be able to transfer it on my name.
And these files can be opened for 3 months every 6 months so that selling and purchasing can take place.

And honestly I was not able to understand it completely.

Anyone here can help me understand this if some one knows please?
