I have a 272 sq yard (11 Marla) plot for Sale in Cabinet Division E16 Islamabad. This is a non ballot file. The balloting is due within the next month.

The Best investment of zone 2 after G-15 is E-16 and then D-17.
There is no other secure investment in that area of zone 2.
This will be final ballot of this sector. If you do not sell this file, your file price will go down to drain after ballot.
I will recommend that you do not sell your file and pay development charges and get a plot in april. Otherwise your file wil go down because the next ballot if there will be any is going to be held after 2 to 3 years which is still not sure. plots with 4 cornors are going to be expensive. Yes this sector can give possession within this year. all work in E-17 is complete, now work started for e-16 and enterance and final show down on ballot day.

Asim, I’m bit confuse with your statements


If E-16 is the best sector in zone 2 and secure too then what make you think that after balloting file price or file which will turn in to plot after balloting it’s prices will go down to drain. On the other hand you arr recommending Anwar not to sell his file?

this is true. i want him to convert this file into plot in upcoming ballot. if he don't do it. his file price will go down. its simple logic. this sector is secure and best for plots but not for files after ballot. society is able to give possession to plot holders in the last quarter of this year. i hope he paid all development charges

Dear Asim,

I fully agree with your comments. The only reason I want to sell this file is beacause I want to convert it to a 500 yard (1 kanal) file and pay the development charges on that before the ballot. I feel this is the best chance I have for making a 1 kanal house in Islamabad. If I am not able to sell it then I will pay the remaining development charges before the ballot for this one. I have already paid 2 installments.
