Atiq Raja sb, CDA does not allow 4 storey house on 500 sq yard plot in Islamabad, i know your plot in E-11 sector is in deep depression and very near to nullah. Please let me know how you will get the completion certificate? Your mumty area is also exceeding more than 400 sq foot. How will you handle these problems with CDA/Society especially when CDA is very strict with his own bylaws. :h :h

you have no knowledge,its depends upon nature of plot i.e earth filling or natural in depration,you can not fill the plot by loose soil because dangerous than cda allows double basement,but you must fallow the cda basic rules for construction for double basement,i.e
to leave space, 14 feet front,10 feet back and 5 feet gali for both sides basement from the road not more than 5 feet and porch road hight from the front road not more than 3 feet.

Atiq sb, I have also my own house in E-11/3 sector, street 44 which was built last year. If you read the bylaws of CDA it is clear that only 3 storeys are allowed,one basement is counted one storey, to build the second basement is not written in their bylaws.I know min 15 feet on front, 10 ft on back and 5 ft gali for both sides you have to leave the space if your plot is 500 sq yard..I am not challenging you may be i am wrong, may be bylaws are changed. Please let me know what is the sourse of your information? that second basement is allowed on 500 sq yard plot.

Lucky if constructing in CDA!

Defense will murder you when it comes to these things, less Mumty, less elevation from the main gate front road level, not less than 9 ft basement roof, have to have certificate even before you get in your own house for living. No doubt these things are perquisite for a nice township but why basement so deep being more prone to the heavier gases (Co2 & Co for example)settling down? You may not have enough funds for completing your house but no, even if you had done one complete portion, you cannot get in for living!
They will not allow you to lift “your house chair”, comfortably higher from the front door elevation so that you can have your basement ventilator of bigger size while still having a good room for rainy water to go to natural drain and not enter into the basement!

Uff!! My God!!These faujees!!!

Mr Atiq Raja is right double basement is allow in Islamabad , U can purchase CDA By Laws book from CDA. May these laws be available on DA or any other website

CDA normally does not allow 4 storey house but if plot is in a deep depression then it is allowed any how first floor level should not above 5 foot from the road level.
