Any body visited the site? what is the status of development and its effect on rates

Practically, full fledge on ground development has not started yet. Contract has been awarded, and some pieces of machinery have been moved on site.

The members expect full fledge development which is not seen yet.

The increase in rates will depend largely on the pace of development and increase in prices elsewhere, especially DHA and Bahria Town Lahore.

So now only Bahria Town is left for the Canal road area and DHA for the Airport area to invest in. because BT's rates are rising instead of falling and DHA is extremely undervalued, But I think one should invest in a Society which is on ground and rising.

You seem really desparate about BT (are you selling something there). where did LRE say now only Bahria Town is left for the Canal road area and DHA for the Airport area. Dont put your words in others mouths. I gather from LRE post that if pace of development is good in NFC ph 2 the rates will rise but how much it depend on overall positive trend elsewhere too.

And for your information prices in Bahria are falling and not rising. Sector C on ground plots have gone down more than 20% in last 2 months since BT moved their office to raiwind road.

Nabeel, what makes you say that prices in Bahria are falling.I have not seen any downtrend in Sector A, B or Sfari villas, etc.

Ooh Nabeel bhai I dont really care if you buy in BT or not. I sagest you go for DHA and hope to double your money in 1 year. I am sticking with BT. I have almost doubled my investemnt in 2.4 years in BT where as the people who bought in aany phase and file of DHA are back to squar one. Why dont you find out how much a Secotr C commarcal plot cost 2.4 years ago and how much it is now. Why dont you find out how much a 10 marla plot cost in Sector B 3 years ago and how much it is now. You know the if 2.5 years ago I couldn't afford to by the worst location plot in Phase 7 then which was for 33 lac, and I only had 30 lac. If I invested it in BT now I can afford to buy 2 of thoes plots because one today costs 25 lac and the plot I will sell in BT will be fore above 50 lac so brother please feel free to lie and say the rates of BT are falling becasue it wont make a bit of a diffrence becasue the market moves due to the buyers trend not on people sayings. Uncountable houses are under construction in both Sector B,c. thats the only reason its rates are going up

Few months ago rates of on ground plots in Jasmine block were 13 to 15 lakh with 10 installment paid. Now rates of same plots are 11 to 13 lakh.

Price was rising before but since last few months prices have been going down and that is a fact which can be verified from independent sources. I do not need to lie. I was just correcting this person who was saying rates are rising in BT.

I have no problem if the rates rise there. In fact I wish so. But the fact is since BT moved their office to raiwind project new people seldom come to visit BT lahore old location and so the interest of buyers is less than before. That is the main reason behind this fall which may be temporary but no honest person can deny that BT prices have gone down in last few months from their peak few months ago.

The rise and fall you are talking about happen last March and April. At that time the rates went up to 16 lac W/O development chargers and after September the rates fell back to the ones you mentioned. Now due to the on growing population in Sector C the rates have started to rise again. I don't understand what you mean by Moving of the Office. The only reason they moved the office is to promote there Raiwand road project, they know no one would come to see it other wise due to its distance and BT's Previous reputation. Who cares where the office is. The main thing is the plot which is developed and ready will all facilities.
