Buying is highly recommended in safe scheme like DHA Lahore Bahria Town Lahore NFC Lahore Central Park Lahore DHA Islamabad phase 2 ext. Bahria Town phase 8 Pindi. Please don't fall for new investments based on infomercial's that are offered on installments . Say no to new bookings that are priced too higher than going market rates. They too much over supply in market for old inventory from SAME builders at much lower market prices than their current new booking on installments. Don't keep waiting for more lower prices because we see a lot of buyer looking for these low prices to complete purchases. Sellers are keep taking of their properties from market or increasing the prices due to better market situation. You should buy now and think latter. If you wait more you will pay more than you will blame dealers for increasing the price artificially. Truth is we only buy and sell on rates based on supply and demand. |

Its not the other societies but only DHA. No one can predict the future but I really do think that CMY knew what was going on in the market but he chose to give us false info. Because he is sitting in the market also. A small dealer having a 5000 rupee office on rent on Defense MB phase 1 knew what was going on and he told me that not one single transfer has occurred during this rise. I am also told that if these rates didn't rise during that zardari speech period than the rates will go even even low which means I can buy a phase 8 file in the 20's and a phase 7 plot in the 22's all dues clear :) I guess that dha investors have failed to kick up DHA now. |

I have been writing on this forum for last three years that these are all fake and artificial prices. and there is no future of real estate in Pakistan. When in USA real estate prices are almost going back pre 911 era and the same is happening in Dubai??? Why not in Pakistan. If you compare the current real estate prices in Pakistan you will surprised that these prices are higher then even USA real estate prices. You can buy a good house in New York in less then 150 Lacs in New York but to buy a one canal house in DHA Lahore you at least need 200 Lacs the Pakistani Goverment Economic Manger Mr SHOUKAT AZIZ. Has said many times that Real estate will be heavily taxed in the forth Coming budget. The real estate crashed in March 2005 since then we have been hearing prices will rise after this EID after that EID after muhrram After Election , After long March , After Prime Minster speech , After president Speech ............. I don’t know how many times how many dealers used this.... But the prices failed to rise. The fact is the ground realities do not support the current real estate prices in Pakistan. Dealers will keep telling you doesn’t worry the bottom has already reached just step in.... This is the right time to buy.... while the fact is last night one attroney in usa was telling me the in Long Island New York the prices are going back as low as these were in 1976 . Well when this can happen in New York in Dubai in London why not in Pakistan .where people are being killed everyday. Drone attack every movement. PPP and PMN are still Fighting ... cell phone cars are being snatched every movement. Pakistan is the only country where file business exist in real estate. Like the stock exchange business. And in one single day prices go up and down. After this budget when there will be heavy tax on real estate you will see blood shed in real estate. This bloodshed will be worst blood shed what we have seen in Dubai and in USA. And that day is not far when prices will go back to |

Dear Tanvir sahib, I would like to offer my heartfelt condolences to you for losing all your life savings in tne usa property and stock market.When one has suffered huge financial losses people generally want the entire world to collapse.. The fact of the matter is that prices in property have already touched rock bottom in Pakistan (specially dha related)and the rupee devaluation (by 30% plus)has further depreciated these prices!It seems highly unlikely that they will go recede to the extent that you would want. Pakistan is here to stay Inshallah and things will improve in the coming few weeks and months. Please do not despair and seek solace in prayer and in positive thinking.(smile), God bless us all |

I have not lost even a single panney in usa real estate Market brother I neither earn nor pay interst so I have never bought any house in usa .I dont invest in any harm business in which interst is involved . I love Pakistan . Pakistan will stay . but those people will not stay who are making poor people life hell . I am really surprised how people are excited when prices go up just think about a common Pakistani . he also need deserveto own a small house in Pakistan . can he buy even one marla house under the current price range . not at all ???? |

Dear Tanvir, Can you tell us what do in NY? I do not think there is any business in USA where interest is not involved. For example: If you work as an accountant, I am sure you deal with people's tax returns so they can take advantage of Interet paid on their mortgages. |

I agree with Zahid Kareem Sb. Instead of boom or bust scenarios, in my opinion we have to be objective or otherwise it might lead to irrational analysis such as the one painted above. Our economic fundamentals particuarly real estate ones are very different from USA; for one our real estate economy is not as leveraged as the west's real estate sector and therefore, credit crisis isn't so much affecting our economy as the west; on the other hand our balance of payment problem has always been severe resulting in depreciating Rupee etc etc. Point is that real estate prices in Pakistan might not fall further if we can achieve stability at the macro economic and political levels. |

Observor has made a very valid comment that Pakistani real estate market is different in terms of leverage. i.e houses by awy of mortgage or loans are around 5% - 10% of total buying /selling in the real estate market whereas in west 95% property deals are done via mortgage. therefore, financial crisis have not effected the RE market in a big way in Pakistan. Having said that, I also agree with Mr. Tanvir that RE prices in Pakistan are unrealistic and should be down so that the people can afford to purchase houses. However, will it go further lower??. The prices ahve gone down aorund 10% in developed areas i.e where 70% plots have houses on it and now it is not falling further. |
