10 Marla,

I am serisously thinking of making a 10-marla hourse in Ext C in park view.
I would like to know how much money should I have with (basement, no basement) option and total covered area with the two options.

JI Parkview C ext plots are 35 X 65 feet. You must leave 10 foot 9 inch in front and 5 foot 4.50 inch in back and on one side (Other side could be dead end or so called next to boundary). Basement is allowed but must have 5 foot 4.50 inch clear area on side and back. You are allowed 1450 Sq foot on ground floor and 1070 sq foot on first floor. Max building height is 35 feet's.

I think you should have budget of Rs 1000 to 1200 per sq foot covered area that include labor and materials to build a decent house on your own in DHA Lahore.

To get more accurate info on bylaws please contact some DHA approved architect. I will try to post a list of approved DHA Lahore architects here.

Dear CMY,

Is it possible to construct a home in DHA in 1200 Rs /ft2. Based upon this a 10 merla home in good DHA phase should cost
Cost of land = 5 M Rs
Cost of constructionn = 3000X1200 = 3.6 M Rs
Total cost of 10 new home = 8.6 MRs
But in DHA you can not find a good 10 Merla home less than 10 M Rs.

Brother Citizen If a builder put his money on risk for 8-9 months and spend 8-9 months on project and id project cost him 86 lacs Don't you think he is right for selling it at 100 lacs. BTW in good phases a good location 10 marla plot cost 65 lacs plus. For example in E block of DHA 5 its not possible to find a ten marla under 65 lacs. Even in un populated area of DHA 5 A block ten marla cost 50 lacs plus.

I strongly recommend DHA 6 A block If any one want to build a 10 marla house. 5 houses there now and many more in pipe line. Plot cost 37 to 45 lacs there. We have A 211 10 marla at 44 lacs its a 100 feet plus 100 feet road corner ( You cant show me a 10 marla plot better located than this corner in DHA 5 or 6). We also have A 213 at 37 lacs in DHA 6.

am i right in my view that the construction trend is come into dha new phases. how about parkview ext-c, 10 marla for making a house i thing it is batter than phase5 and 6 location vise and price vise. any body agree with me?

bcoz i am planing to constuct a house there because parkview villa are min 84-90 lacs
and other thing
i am offered a plot with pretty much over size @ 55 lac in ext-c is this justified

How about Air Ave what the plot price for 10 Marla are they the same as DHA 6?

Which is a better bargain at this time - for 10 Marla is it DHA 6 or Air.Ave?
