First of all I am sorry to disappoint you that PHA Shabbir Town apartment rates are not more than Rs. 24 Lac on ground floor. As it is furnished and you had done extra work then you should demand about Rs.28 Lac.
Besides this it will be worth mentioning if your apartment has gas connections.
It is to give you a proper idea of the market.
