I have 25-30 lacs to spare. I have to move to my own house in 7-8 years. I wish to settle down in Islamabad or Lahore, in a posh, well developed area.
Experts/Wise people in the property world are requested to guide me for the best options in order.
a. A file in DHA 8 Lahore
b. A plot in Fizzaia Lahore
c. Two files in DHA 9/10 Lahore.
d. Two files in DHAI II extension Islamabad
e. One small plot in D-12
Stretch my budget and buy
f. one plot in DHA 6 Lahore
g. One plot in DHA 7 Lahore
h. One plot in DHAI II Islamabad
i. Exchange for dollars /pounds
j. Construct a house on my one Kanal plot
in PWD Islamabad and rent it.

Keep your money in your pocket and wait for minimum 2 years things will be much clear hopefully and you will be position to buy a plot with less amount then today and in 5 to 6 year you can construct and shift in your house inshallah |

One more things to add
File in phase 8 is also a good option because of its close to phase 6/7 & airport.
It depends on how much you have to streach your budget. The bad part of a file is that you dont know where your plot would be. It can turn out to be at a bad location such as near graveyard on a small road on the boundry, near grid station etc....on the other side, it can turn out to be at the best location....depens on your luck. |

If you Like arround airport phase 7 will be OK
Otherwise Bahria sector B is also available in this Price.
I will not go for any file of any sort, There are thousands people stuck and Lost in this business, From File to developed Land are minimum 6 steps and there are brakes and legal hitches at each of them, In My pesonal ecperience out of 4 Properties I bought in last 2.5 years I gained in Valancia about 55% it was fully developed ready to live society. In others after Plus and Minus it was no gain no loss.
On th other hands many of my friends and realtives are in File Business they are 50 to 30% down.
I am regualr Visitor here for 4 years. If you carefully invest you can still gain in few years. |

Bahria town sector C on ground plots are the best choice at the moment both from short term as well as long term prospective.There is lot of growth potential in current prices of sector C. |

Evaluate your options after the Budget ie in July 2009, things would be much clearer/cheaper. Stay away from file system and the one who has a fantastic time machine I mean who tells you the future benefit of the investment with grantee. |

Thanks for your time and advice. This is my hard earned Halal money for which I have given my sweat and blood for many years. I am very skeptical due to a number of scary examples of people loosing money. Once I loose this money, there is no way for me. I no more have the energy, both mental and physical to work hard as I used to some years before.
My heart settles to buy a file in phase 8. I am not very sure though for the short run but looks like it will be rewarding in five years time.
