The reason for putting this request on my ad "No Broker" was that the actual owners do not get actual value of there product, and buyers get manuplated demand of there requirement. Broker gets few lacs instead of thousands( Their commission), and owners do not get buyer at the amount they intend to sell property, when they need money.
If buyers and seller deal directly, there are chances that both parties can breakup at half and half, or some where down in the middle.
Now, my other question is, brokers in good location are asking for 34-36 lacs in Block A and B, and there is chance of negotiations as well. Why your demand is 42 lacs? Is there any special reason?
If brokers are asking for 34-36lac in Block A and B, I would expect lower demand from direct owners.
Therefore, please post your reasonable demand, keep in veiw market value and overall market trend.
