I heard the real estate market is again going up. many said before that it has hit rock bottom and now it can only go up. Is that true?

Yes, it will go up. For this you have to wait for 5 years atleast.

Hey Arslan

Pakistan's realestate market where 90% tarde is via cash (and not mortageg financing) its all based on demand. Population is huge and demand will always be there. The only factor that plays a part in changing that ever increasing demand is the foreign investors/ (overseas Pakistanies)or local realtors etc. who come in the market to make a profit on their investments in a span of 5 to 10 years.

Assalamo Alaikum! I am 100% sure that the market will go DOWN at least 10% to 20% if the same economical and political situation prevails.

Great logic.

Using the same logic I am 100% sure that the market will go UP at least 30% to 70% in next 2 years. But I think my being 100% sure does not affect the market.

Everything depends on the events that unfold in Pakistan. If America decides to invade and occupy, then Pakistan will be another Iraq and there will be no demand for any real estate. We all have to wait and see what unfolds. Don't be naive and think these things cannot happen. The US has massive interests in Pakistan and Obama is increasing rather than decreasing America's involvement in the area. Don't forget, whoever controls Afghanistan and Pakistan controls Asia. And that includes CHINA who will be the big player in the next 50 years. Long-term American interests include Pakistan !!!!

World domination always involves several sacrificial lambs. My money is on Pakistan and Afghanastan being those lambs. Tragically, if you read the papers and you will see this is already underway.

In my opinion brother Khan of Canada is right. One point I will differ with him is that oversees pakistani may start selling their properties and start to bring money back abroad. The reason for that is lawlessness in Pakistan and at the same time Bush is no longer President and things start getting better too which I think will impact on Pakistan realestate market. I have talk to many friends here in the USA. Many of them who have been living here for twenty some years were getting ready to move back to Pakistan now they have change their mind because of Pakistan unstable situation!

There are 60% or above population living on rent in islamabad and rawalpindi. people are desparate to get their own house and they are investing in outskirts of main cities. overseas pay important role because they support families back in pakistan and one who do not have family here is not ready to invest but that will not affect on urban areas or specially developed schemes. sudden impact on far away places like gawader, dha valley, file schemes etc

I agreed with Friend, and partially with nabeel. 60% populaiton living on rent in Islamabad and Rawalpindi area can't afford the existing prices. Majority of them even can't afford any prices and some may able to afford some. You could be right if the prices go further down then there will be many more people able to afford to build home too.
Here is another points, We don't have any pools to inidicate which percent of people who currently own plots in various societies are going to build homes. I beleive that overwhelming majority will not build home they are in for short term gain to sell their plot. So that mean many socities will remain with vacant plots for long time to come.

Can some one guide me which block in Phase 7 DHA Lahore is more beneficial from investment point of view ?
