Dear CMY and All,

I have a budget of 10 lakh to 15 lakh for an investment in lahore. I seek professional advise to invest in any potential or upcoming society.

My objective is to hold property for a longer period of time and expect some substainal growth. Appreciate thoughts and sellers interest in reply.

For a time being Peoperty is Low and it is the best time to buy. I shall divide the Property in 3 Parts
Investnt Grade
Like File or Societies which are so far off that Poupulation is not reality
Interemediate Grade
Like developed or semi developed and you may find some scope in 5 to 10 Years
Mature Property
like Those which You can maKe Home and People are already Living there
Inm this negative sentiment If You invest in Mature Property that will be best, Intermediate Grade is Good Too. But i shall not Invest in Investment grade.
The way inflation is going on in Long Run Like in 20 yeats people will Laugh that I Bought This Plot in NFC 2 or Central Park in 12 Lakh But now You can Hardly buy 2,3 Nice Suits in 12 lakh

Buy a one kanal plot in A or B block of NFC phase 2 between 12 and 13 lakh including dev charges. It will be more than double in 3 years. Its hard to find a better investment in this budget.

Jameel, correct me if i go wrong. Out of the three categories you explained, you are proposing to invest in a matured property, i dont know why.Dont you think a property already matured would bring about very little profit against the money you invest. Whereas being an investor, intermediate grade sounds more attractive to me, as the money i am going to invest in will be little, and surely multiply my money in good sums after a period of say 5 years.For example in Bahria town (B Sector), i may get a 10 marls for around 20 lacks, which is going to be of almost same worth after 3 to 4 years.Same is the case with wapda town.These fall under matured catergory.Whereas an investment done in DHA 6,7,8,9,Parkview,NFC-2 will surely give good sums to investor 5 years from now, they fall in intermediate grade. Just my opinion.

Please follow the idea of Mr Kashif, buy one "kanal" plot in NFC-2
no need to think much I visited NFC,OPF WAPDA Nfc is best by location and price.

How much more high can the prices go? Prices in the developed countries, where you get a high quality life, good free education, health, medical, justice, security, pollution free enviroment, not fake products, your money's worth of things you buy, the prices are aprox four to five times the average yearly income.

In Pakistan the prices are more than 50 times the average annual income!!! HOW much more boom will come? Don't forget, boom can be both ways.

If you buy a property worth Rs.35 lacs and give it on rent, you get around Rs.15 to 20 thousand per month and you have to pay a heavy tax on it, rental tax, property tax, utilities tax like water, etc, and taxes from various other departments, like in DHA karachi they are suddenly asking a very heavy amount from everyone, even old houses, for building new drains. They are supposed to build drains in the first place. I think they should give a penalty for delaying it for 25 years.

Keep the same in Behbood NSS, you get Rs.50,000 tax free, hurdle free!

My own experince is that mature Property gains are more and it gives you more satisfaction and Liqidity. In Jan 2007 when I was buying one Kanal plot in Valancia @ 28 to 29 lac I had These Options with Me
LDA 1 in about 30 to 32 Lakh
DHA phase 7 In 34 to 36
Nasheman 1 in about 30
I was scratching my head But I went for Valancia as it looked relatively cheaper in Comparison. Now same Plot is about 40% Up. I also Bought in DHA 7 when Market was in deep Cut and that is 7% Low today. I also Bought in NFC 2 and that is 10% up. I feel Most satisfied in Valancia, where I can make house, or sell it immediaely getiing good gain. Now I feel I should have Bought 2 or 3 In Valancia at that time.
In the deep Negatve sentiment Now You can Buy In Bahria sector B in 15 to 16 Lakh even Sector A and overseas A In about 12 to 13 Lakh [These are best Bargain Prices]
Intermediate grade is good too Like NFC 2 where Map is avalable and Land is acquired.
Investment grade should better be Avoded. I can Give You examples of Such Propertties and They are standstill for Last 20 years. Twenty years is Substatial period of Your Life Like You Buy at 40 and still You cant Make House in 60 or You cant sell it as a Mature Poperty.
These Investment grade properties were Floated in Early 90s and still people are not Living there.

Some of Above Societies are on Super Location and development is also Ok But still Not worth living. So if You go for investment Grage Society Today there are only 25% Chances that You end up Getting smoeting good in 10 Years.
For Marginal difference I will not Goto some thing uncertain.

Jameel, thanks a lot for nice explanation. But let me tell you honestly that i still tend to lean a bit more towards intermediate grade investment though SELECTIVE societies in the matured grade can be good option, as valentia gave you good returns.
