Market Direction is now going to get positive,

Friends thanks for your patience. Worst is now behind us. I now see some light in the tunnel :) :) :) . I expect prices to start gaining from today because my indicators are now positive after very long time. Buyer sellers ratio also in favor of rise. A lot more buyers than sellers.

Market Direction After the Budget?

Dear friends I know you all are waiting to see what will happen after the budget. When you ask property holders / potential investors and general public 90% people are telling us market will fall further .

I dont like to go with herd. I try to use my mind and people dont like to see my guess and comments at time I write them but latter they realize they become true. This time I am again going against the majority and I will say market will rise after the budget ( Even with new taxes or no new taxes) . I have started to suggest my clients and friends to finish their buying before the budget or they will have to pay more.

My guess is most visitors here are also of same opinion that market MUST fall after the budget announcement or after the new taxes announcement. But if you ask me my answer is market will not fall. If it will not rise it wont fall either. I am seeing some 1 to 2 lacs gains in DHA Lahore files and about 4 lacs in DHA Lahore plots coming weeks.

Above was my post from Thursday, June 11, 2009 03:56 PM when every one was saying property market will collapse more due to budget, load shedding, political, situation, war with Taliban and bombing etc.

Now we are still at the pre budget prices. No more sellers as I expected and even after new taxes there is now more buyers than sellers in market as per the my own indicators. All my indicators are saying we have seen the short term low prices. I think for next few weeks prices will now rise instead of falling. People just refuse to sell at these low prices. Its very hard to find plots at these cheap prices. Only fake low rates are giving by dealers so dealers could find some buyers easily. Before buyers were hard to find but last three days I have seen many more buyers than sellers. Lets wait and see if prices start to rise or not in next few weeks?

Today DHA 9-10 were sold at 14.40 lacs and DHA 8 were sold at 33.50 lacs. I dont think they can go any lower than today's prices. I will now look for these to start going up. How much up and how fast I dont know yet. I am now sure buyers will have to pay more for waiting more.

There is also a rise of prices (5-10%) in these 2 weeks, especially in zone-II of Islamabad.

Brother CMY I have high respect for u . but this is totally worng I am in Pakistan for last two months and I have visited almost all the socities . This is just another stunt to add some fuel to your own business . There is no real buyers in the market let me quote one real example . I can even quote the excat house number . A ten marla good house just ten months old was sold yesterday for just 94 lacs in GG Block of DHA . brother CMY If you want I can write the excat house number as well .nothing is going to happen in real estate . I will soon write a detail email about current situation of real estate in Pakistan

Dear CMY there are always only few plots in low prices like only 1 to 2 percent. Most of people are not ready to sell at this "market price"
Problem is that even these plots are not absorbed easily.
If some big party will enter the market to abrorb these low price plots/files the market can gain in few days.

I second your point

One significant aspect which is very import is unprecedented remittances from oversea pakistanies (7.8 Billion Dollars)
This money has to be invested some where.Stock markets are not performing well, there is no real oppertunities to invest anywhere else except safe properties especially in DHA proerties where QABZA groups can not operate

Ch. sb not 100% wrong, market not going down as we comenting before budget but price is stable like before budget. Now it is 100% sure that market cannot go up like the position of March 2005, but slowly and firmly it will work now. Now if anyone invest something investment will be safe because I am watching there is no fall in the market like March 2005. There may only down risk 50K - 1 Lac on above 30 Lac Investment if someone want to buy for investment otherwise there is no risk if someone want to buy for building of house. Sorry for weak writing as I comenting after a long time.

overseas pakistanies r saying property will go farther down when people will leave pakistan.because now a days peaple r in country due to holidays.after holidays property will go ferther down not to much but little.

When anyone says market is going Up or Down its a gernal statment. Someone,s personal experience could be different.

I am an overseas Pakistani and came back last week from Pakistan after spending 2 months in Islamabad and 1 week in Karachi.

I personaly visited many socities in Zone 2, and Zone 5. My family is currently residing in PWD, Zone 5.

Lots of development work and construction work is going arround.
Roads are alot better than they were 5 years ago.

Keep in mind population is growing, People need houses to live. And Pakistan, esp. big cities like karachi, lahore and islamabad are facing shortage of houses.

in last 03 months, On my street in PWD 02 houses are being sold by the contractors and 04 houses are under construction. Contractors are making good money. They are not dumb people they know their business really well.

Construction of New Islamabd Airport is in full swing.

In the short term things might look dark to some guys but in the long term real estate have good future in Pakistan. Keep in mind Credit is the base of growth in overseas real estate market, whereas in Pakistan its mostly cash. Means there are still lots of options less explored in Pakistan.
