With reference to your post 'Market Direction is now going to get positive' i think that your analysis is right. As was expected by many people that property would plunge in the post budget scenario, nothing of that sort has happened. The sellers are holding on to their properties and not selling them. In the coming weeks the property is going to take an upward trend. There is another reason which has been totally ignored and it is the unprecedented heat wave during the months of May and June. These months are known for sluggish market activity. The situation in Malakand areas is also getting better. The interest rates have fallen and will further fall in future. Stocks are unpredictable. Industry is going through crisis owing to power outages. The only investment opportunity is real estate.Therefore, in my humble opinion, the property is already showing signs of improvement and in the coming weeks we are going to see an upward trend. Mr Investor it is clear from your name that u are investor , sateybaz people like have made life hell of poor people . it is because of people like you a 5 marla house is being sold for 50 lacs in any decent on in society of Lahore . if you visit any property dealer in Lahore they have no business. as I said before I will soon write a detail articles soon explaining what is going on in Lahore real estate market now a days . there is no short medium or long term future of real estate in Pakistan |

Though gurus like CMY ( he must have indepth study offcourse) look pretty convinced that things are getting better and will further improve in the near future, but going through the posts one gets an impression that there exists a mixed opinion about the future of realestate in Pakistan. I personally tend to lean more towards the side that does not see a big swing in the near future at least. A mild fluctuation because of genuine buyers / sellers is a routine matter and some good business at a couple of DHA phases can never reflect the holistic view of the realestate business in Pakistan. Big investor is completely abstaining from putting his money in the market, people are on the move after completely winding up from Pakistan, and the remittance people talk about is being sent to run the kitchens only and not to invest in the realestate or deposit in the banks either to swell the foreign reserves. . Goe political scenario is absolutely murky, country is breathing on IMF shots, fiscal deficit is on the up and power shortage has almost paralyzed the industrial sector.Just my opinion. |

Foriegn remittances have recently increased considerably. Interest rates have gone down and smart money has started to go into good real estate projects. The herd follows but usually the herd is in about six months prior to a peak. Just my 2 cents. |

I don't think there is some Real boom is going to start, we have seen ripples in past. Too many 2 years Back. The Prices of Files and Investment type plots may increase for short time. But we should keep in Mind this Slump is for last 3 years at least. As per my initial assessment Market should take upward turn in about 2 years. This may not be such extreme turn which we saw 4 ys Back. Because enough is enough after all investors will come again. And then they will exit so life cycle will continue |

I personally believe that real estat eproperty will remain low in the next 1-2 years, unless some miracle happens and political & economic ocndition of the country improves. Also, rupee is getting weaker, In interbank , it has crossed 83. SBP has today announced that all oil import related dollars would be provided from the interbank , this will also further weaker the rupee. i BELEIVE, PEOPLE WILL START DOLLARIZATION OF THEIR SAVINGS |

In the long run real estate in Pakistan has always been a winner. One should invest in real estate with at least 10 years in mind. |
