10 marla plot required in Bahria Town Phase 8 RWP,

Dear Brothers,

I need your advice regarding purchase of 10 marla plot in Bahria Town phase 8 Rawalpindi, as I'm planning to buy the same to construct house for my own living. Is it a good place to live? Is it a good investment?

You can buy a 10 marla plot in Phase 8 for around 8.50 lacs. The answer to your question depends on the timescale that you have in your mind. If you want to build in the near future then Safari Valley would be a better option as houses are being built and occupied there at the moment and BT is focusing on populating this area fairly quickly. In 2/3 years it would be a decent place to live as it would be mostly populated and you would have all amenties available locally. School and hospital are already constructed and the area is fully developed. Phase 8 would require a slightly longer timeframe as it is slightly further out and you would only start seeing construction activity once Phase 7 and Safari Valley have been inhabited.

Azad K, Thanks Sir for the info. My time scale is around 3~5 years. What are the prices comparatively in Safari valley, and how long would phase 8 take to develop? Thanks again for the guidance....

Safari Valley plots are between 8 to 9.50 but the maximum size is 200 sq. yds. I think Safari Valley will become fully developed within your timescale. However you will be able to get a 250 sq. yds plot in phase 8, and after 2/3 years blocks A.B, C,and D may be ready to built upon. Even now these blocks are fully developed but people will be reluctant to build there until phase 7 and safari valley have been largely occupied.

I would personally buy a plot in Safari Valley if I wanted to build a house within the next 3 years or if I wanted to build after that say 5 years, then I would consider phase 8 blocks A, B, C and D only as they blocks would be the ones to get developed fast. Bahria is still working on other blocks.

What about the BLOCK - F?
How long it will take and how's this block for 5 years investment?

Well you will have possession of F block which has not been completed yet and houses may be constructed on it in 5 years time, but I think the rate of construction will be slower than blocks A,B,C,D and overseas which are already developed. People will only want to build in an area where a sizeable number of houses have been built already.

I think that to build a house in BT phase 8 is fine but for investment only you will need to hold it for at least 5 years to see any meaningful benefits. There are so many plots in phase 8 that it will take time to get it populated and prices will not significantly rise until each block is fairly populated. However phase 8 is the future of Bahria in Rawalpindi as phases 1-6 are now 70-80% populated, Bahria Town has shifted its focus now to Phase 8.

Phase 8 alone is at least twice the size of phases 1-6 combined. Although it lacks direct approach to Islamabad Highway which is a negative point locationwise and is further out than phases 1-6, yet it will be a great place to live and a better place than phases 1-6 in my opinion because of its sixe. 10 marla plots in phase 1-6 are going for 25-30 lacs, so in a few years time perhaps you can see the same here but it will depend on so successful Bahria is in getting this huge area populated quickly.

Which one is better for investment (for 5+ years) BT PH-8 10 Marla or DHAI valley 8 Marla.

I don't really know much about DHA Valley. I think locationwise it is better than BT Phase 8 (just my personal opinion). You will not get possession of DHA Valley for at least 5 years possibly more whereas in BT phase you can start developing in the near future. Therefore BT phase 8 will be a developed community before you can even get possession of your plot in DHA Valley and then it would time to get it populated. If you can hold it for 10 years or more then DHA Valley maybe better option. I would suggest buying in BT and then you can always sell later hopefully with a little profit and then you can buy in DHA Valley if you want to, once you see some progress on the ground.
