Are you able to post some pictures of the house? Also, are you able to advice the plot number? A plot Phase 5 E is around 80 lacs and if that is correct your asking price is based on around Rupees 4000 per SQFT, which appears too much.

I think most deluded people are stuck on this word "crore", and this is the only word which comes out of their mouth.
Somone was asking 6 crore for a 10 marla house in Faisal Town
and now this person is asking well above the market price.

It is not more than 150 lacs.......why not to purchase a plot around 50 lacs in Phase 6 (more advanced development) and build costing around 60-65 lacs of a house without basement. |

I would like to answer the above mentioned questions and comments one by one:
As Abid Sahib talked about the Word 'Crore' It seems that HE TRIED VERY HARD TO MAKE FEW CRORES IN LIFE BUT LUCK IS NOT SO KIND ON HIM AND THE SITUATION NOW IS THAT HE CANT EVEN DARE TO LISTEN THIS WORD.
As for Mr AS and FM point of view is concerned I CHALLENGE U HAVE A 1 KANAL HOUSE IN DHA PHASE 5 IN RS 150 LACS.1 KANAL HOUSE IN DHA PHASE 5 ARE SELLING FROM RS 175 LACS TO 275 LACS DEPENDING UPON THE LOCATION AND QUALITY OF CONSTRUCTION.
CONSTRUCTING 1 KANAL HOUSE NOWADYS IN 60-65 LACS IS IMPOSSIBLE RATHER DREAM.THE PEOPLE WHO BELEIVE IN IT ARE LIVING IN A FOOLS PARDISE.I COULD ONLY PRAY FOR THEM .AN AVERAGE HOUSE NOWADYS COST U 80-85 LACS RUPEES. 1 GOOD ONE COST U 100 LACS AND EXCELLENT HOUSE COST U ABOUT 125-130 LACS.
AS for as Mr anjum point of PRICE OF 1 KANAL PLOT IS CONCERNED MY DEAR IN E BLOCK OF PHASE 5 U CANT EVEN HAVE 1 KANAL PLOT IN 80 LACS EVEN ON THE BOUNDARY.THE PLOT ON WHICH THIS HOUSE IS CONSTRUCTED IS OF 100 LACS WORTH EVEN TODAY IN THIS BAD MARKET SITUATION.
About the demand of this which in my brothers opinion is too high i can justify it :
I WANT TO ASK U THAT HOW MANY HOUSES THAT ARE AVAILABLE FOR SALE ARE USING BURMA TEAK WOOD , THE CURRENT RATE OF WHICH IS RS 5200 SQ FEET AS COMPARED TO THE RATE OF 1800 SQFT ASH WOOD THAT THE MOST BUILDERS ARE USING
HOW MANY PEOPLE ARE USING DESIGNER WORLD DHA PHASE 3 ITILAIN TILES IN THE WASHROOMS,PEOPLE WHO ARE IN LAHORE OR WOULD BE COMING TO LAHORE SHOULD VISIT THIS PLACE THEN IT WOULD ANSWER MANY OF UR QUESTIONS. ON AVERAGE WASHROOM TILES COST ME 4000 PER METER.

Wonderful answer. Talked like a true businessman. Most people in our country cannot think professionaly. I ask all the people above one question. How much time would it take to make such a house at least 10-12 months right ? If you invested something like 1.5 to 2 crore rupees and then spent almost a year of your time making that house and that is all you do in your life would you not want any profit ??? As Mr. Akram said he would be making 25 lacs annually if he just put this money in National Savings, why would he do such a tough job as building a house and then give it away without any profit ?
Houses in Phase V are selling for more than 2 crores. Anyone who thinks they can buy a plot in 50 lac and then make a house in another 60-65 lac congratulations you have found a great business. You will be making 70-80 lacs profit on every house. Come on do it. |

Muhammad Akram Sahib what ever your answer but I feel sorry to say that you cant sell this house even in 160 Lac, and if you keep it 3 years with you, you will sell even cheaper than 190 K dollar.
My friend bought a 10 merla 4 bed brand new house in DHA 4 in 87 Lac, Phase 4 is far better located than DHA 5. If such a house will reach 1.6 Cror only then Kanal house can be 2.8, A simple Formula of conversion of 10 merla to Kanal is 10 M X 1.6 or Max 1.7 |

Jameel et el, who are you to say he can not sell this house for the price he is seeking. It is sort of like walking into a BMW dealership and arguing that the car is not worth the price because other German cars cost half as much.
Mr. Akram has given a reasonable explanation as to his demand and frankly the rest is between him and his buyer. I wish him well. I commend him for taking the time to explain the basis of his price against an onslaught of negative comments. As for rest of you folks you come across sounding small minded. |

why this long useless discussion,one is free to put his demand,but the only concern on this forum is that we have our friends they are overseas and they have not right idea of prices back home,one can explain that the everage price of 1kanal house is 140 lac to 180 lac,now one has gold plated house or "BMW" in houses he can ask what ever he likes and if he gets in todays dull mkt a dum who is willing to pay that much one should not have any objection.

Good answer by Mr Akram. BTW I'm also into construction business and a regular visitor of this site since many years. I never put my property here for sale as Ive noticed that unfortunately nearly all of the ads put on this site by owners are ruined by non-serious people. I request CMY to do something about this matter, like making some kind of database of properties in which one can put ad but one cant write comments on it. Only serious buyers may be able to contact through email/phone etc. |

Am not sure how much Akram Sb is asking but one thing i can tell you from my own experience of living in Phase 5 DHA Lahore .Its an awsome and most pratical place to live right now .
I too thought of Phase 6 but write it down my comments you need to wait atleast 5 to 6 years ...Phase 6 is huge and even if they will build 1000 homes it still looks empty and look at the progress you will be scared to live alone @ no hospital , no Shop , no emergency etc ...not even a single Shop ..and if even they strt today the construction of commercial area it will take atleast 3 yrs ...
Trust me any thing in DHA ..Kanal stuff less than 175 lakhs is a joke .......
One Hugggggge thing Paki people like me always miss which irriates me a lot is TIME VALUE OF MONEY MAN ..................
For Next 5 years atleast Phase 5 is the place to live and no matter how much phase 6 would develop Phase 5 always would have an edge of being closer to LUMS and CBD ...
