Dear Brothers,
I am an overseas Pakistani and want to buy or construct 4-Marla plaza(may be two) or homes in DHA. I am worried from tenant and QABZA group. I heard that there is no QABZA group in DHA homes and plazas. DHA also helps owner if tenants does not vacant homes or plazas(shops and flats).
Kindly guide me, is this true because I want to shift Pakistan by generating regular income(not interest from banks, my budget is more than 30 millions.
CMY and other brothers are requested to give their precious guidelines.

Dear overseas as far i understand buying in DHA you are only sure that the property will remain in your name and by fraud it cant be transferred to someone else. But To maintain and run a plaza is a complete business. DHA does not interfere in that. Usually things go smooth but if people discover your weakness that you are not available in Country the problems can arise. |

U may prefer homes because Re-Sale is more, rent collection , maintenance and vacation of residential property is comparatively easy. Commercial property rent is little bit more than home.If u are coming Pakistan permanently than no problem otherwise commercial plaza tenants will create problems for u. |

Dear Brother Jameeland Mian Nadeem I thankyou very much, my specific question is suppose I want my house and plaza vacant from tenants and they refuse, ih this special case DHA will help me or not because in other areas this is very difficult politly or thru court.

I personally think, having understood the culture of pakistan that no one can gurantee what Overseas Pakistani is asking for.People who go into such business are supposed to have strong muscles, thats the way you can survive. |

Dear overseas pakistani,
one more thing you must consider is reo (return on investment) that is worst in residential sector in PK and also not very good in commercial,the only attraction was appreciation in the price that is also not happening since couple of years (but loosing money bcz of PK Rs falling against USD or other currencies)future is looking also not very bright as far as prices of the property concern in Pakistan accept of small houses where the real demand exist.
That is what i think,i might be wrong,but think well before investing your hard earn money |

DHA will not help you in this case. You will be on your own to face tenants in the court. |

Overseas Pakistani try to get a comm property already leased to some bank or Multinational Co for long terms. Which will provide you regular income and can vacate on time. See some in Defence Lahore or Karachi.

This is great help which my different brothers did for me with there valuable opinions, I am realy thank full to all and pray a good health and wast riskey halal.
I also pray that we all should help each other sincerly like I got and in this way many people can do realistic planning to avoid risks.
No I am very much clear otherwise I was going to invest all my money in DHA to create rental income with understanding that DHA help owners in case of problems.
