Charges in Bahria Town Lahore for not constructing with in given time,

Are their such non-construction charges in DHA Lahore and DHA Islamabad? If yes, what are the charges and do they enforce these charges, as there are thousands of vacant plots in DHA 1-5 Lahore that had posession, in some cases, for last 20-25 years but never built any house.

yes there are but not as much as in Bahrai,
in Phase 6 DHA announced that if you don't Build your house 3 years after possession they will charge 13500 per year. And as per some Notification in 2008, DHA 1 to 3 DHA they will Charge 55000 per year. Stating as these area were given possession 15 o 25 years Back DHA is spending lots of money to maintain area.
But Looking at Bahria's it looks that they are charging much more than DHA this might be one of the causes of their fall in price in recent months. You may find many new houses soon they will be selling cheaper. But positive aspect is that area will be populated sooner.
Almost all societies are charging no construction charges and looking at this trend society offices will be charging more and more to overcome the loss they are getting by cooling real estate Business.

Dear H.Kaisrani, thanks a lot for proving useful info again. But the attached letter states that one would have to pay the mentioned "no construction" charges if one has formally taken the possession of the plot.Does it mean that one can keep the plot as long as he wishes without taking the possession.Because normally what is happeniong in Bahria - B Sector is that people would only take possession once they have decided to start the construction.I hardly know of anyone out there who would simply take the possession and keep it for years without going ahead with the construction.Just if you could elaborate. Tahnks

Limo sahib normally people take possession so that there investment is safe and they have proof in the shape of a formal letter which is stating the exact location and dimensions of the plot. This is the biggest gurentee especially with BT's Reputation.

Kaisrani sahib dose this apply to Sector C plots too.

I think it is a good idea to charge people that have plots but don't want to build upon them. Effectively they are hoarding plots and drive the prices up for people that want to buy a plot to build houses staight away. This is not different hoarding of sugar or other commodities. These people should be discouraged. The benefit of this will be the prices will be lower in the short-term, the areas will be developed quicker and there will be gains for the genuine buyer i.e the person that actually builds a house over the long-term.
