Advice needed, Sector B, Bahria Lahore,

I have a 10 marls plot in Shaheen Block (sector B) whose price is fluctuating between 18 to 20 lac from last 4 years.

Some questions

a.Can i expect any further gain on this plot in coming 3 years time.
b. Would it be wise to construct a house on it now and rent it out on some reasonable rent.
c. Are rented houses in demand in this area and approximately how much can i get monthly if i make it a two storey.
d. Please also describe the recent condition of the area in terms of life, polpulation, no. of houses in this area, etc.

Well, i dont think that way. while driving from central lahore to bahria town, there is no security. security is just when u enter bahria. But what about if a person is going home at night from central lahore. Who is responsible for a mishap? i dont think bahria is a right decision.
Perhaps, we have many good hospitals,education,markets,places to visit, security and everything one can think about in other communities present in cantt. u dont really need to have a hospital,education etc in a community,it needs to be present near by ur living. U just need security,beauty,peace,market and park in a community present in cantt. U can leave ur house after midnights and come back whereever u want. No security problems.Nor while leaving the community, nor while entering it.

I am sure there are no looting/murders/thefts/holdups in 'Cantt'. Peole dont get killed there and whomis 'responsible' if so happens. General Asif Nawaz was not killed in'cantt' Benazir was killed because of no security. What a funny and illogical conclusion and dsiagreement. I completely disagree with Mr. Lughmani and agree with CMY.

lolz, u didnt even understand my point of view. any1 can be killed anywhere. what i am saying is that cantt is relatively better than bahria town as its prime location. more secure than bahria. if nay1 wants to target u, he can kill u anywhere. but normally middle class people dont get targeted. and i am talking abt middle class people.samjhay khan sahab.the way to bahria town is out of lahore i.e. multan road, and its not secure. security starts when u enter bahria town. khan sahab, im sure u have ur investment in bahria town and u wana secure it.ahhahaah :-P

Mr. Lughmani apparantly has no idea about prices of land and construction in the two communities. He feels pollution has no issue in qaulity of life. Honking of horns no issue.

CMY is right. I incidently do not live in bahria but have visited both and know both well

I dont find any reason of your hahahah...suing "lols" and " samjhaj khan sahib" will not make your poiint strong.

U have givne your view point and Khan has given his view point..

There is no reason ,why both of you have to agree on a common point.

While Going to Bahria at Night so far safest way is Multan Road and If Sukh Chyn Opens its way from Multan Road to Bahria, Then Security Problem of way can be solved, Unfortunately even after having A Class development Sukh Chayn Could not attract significant Construction,
Recently Bahria has Lost about 15% price, I myself was inclined to Buy 10 Merla Plot is sector B But Looking at no Construction charges of Bahria, I concluded if don't Construct House I shall end up paying millions to Bahria as they are increasing all charges day by day. In my opinion Bahria and central Park type of areas will be really good to live in 10 years Time

I do not know when did you visit sukh chayn last. The other day, i passed thru it and found fair amount of new construction, particularly in Sector 'c'. B and A is also coming up. With restart of construction of Mosque, which incorporates commercial outlets, the construction should pick up. As for going thru sukh chayn to bahria, there is a road, short of sukh cahyn , which is well travelled and connects to bahria, Andof course Multan Road busy 24 hour road. No personal security hazards as such.

I have even found Bahria and hiway patrol vehicle plying back andforth between Thokar and Bahria bridge on canal bank in late hours. But still Multan Road would be right for night travel.

Incidently there is a hiway patrol check post on the canal bank, opposite to Sec`tor 'A' of bahria.
