difference between phase 6 and park view,

dear all , I need to buy plot for myself to stay on return to pakistan/lahore.Pls advise out of phase 6 and park view , which one shd we opt for and which one is commecially viable .
moving in 3 to 6 years.

park view is best option due to its best location.i also bought a plot in park view to make my house after 3-4 years.

DHA Parkview is the best location and already much populated. It is on ringroad itself, closest to airport, DHA1,2, Gulberg, cantt etc.
But the prices are little more then Ph-6 and this price difference is expected to increase more in future.

If you want to start building your house today than DHA 8 Parkview is best choice. If you want to start building your house in 3 years than you should select DHA Lahore phase 6.

Most of the houses in Parkview will always have villages or ring road bridges in their view. This is not the case in DHA 6. Only very tiny area will face Lidar village in C block of DHA 6.

If my goal is to make money on plot than I will say DHA 8 Parkview will always be priced more just like today. Parkview plots cost 60 to 90 lacs. DHA phase 6 plots cost 38 to 60 lacs. Property might gain more value in Parkview but living will be far better in DHA Lahore phase 6 in 2 to 3 years with a very modern look. If one can afford plot near main blvd of Parkview than you have a great view but if you move 2 streets away from main its looks verrrrrrrrrrry ugly.

Malikpura village is permanentkly there facing B & C block but there's already a wall in between. And most of the houses are built, then only few houses facing the village directly will have bad view. The village boundary will not be visible.
There are few villagers living on the other edges of Parkview too but do you think that those few houses are going to stay there forever or for 2-3 years? what i have known is that those leftover villagers will have to be moved sooner or later. And the view is not going to stay like this when many houses will be built.

The view can be changed in couple of years but there is no chance of change of location between ph6 and parkview once you have built the house :)

I wish I could take you back to the future where you would appreciate the comparison between Phase 6 and Park view which will exactly the same as comparing NISHAT colony with DHA Phase 1 of today. I request the Park view lovers to please don't misguide the people and let them make their own decisions...because in the long run phase 6 will have lot of attractions and serenity and peaceful living which is always a need of everyone after they cross 40.

I dont know what made you so disturbed AS. And i dont think anyone has authority here to issue "fatwas" to others with blame of misguiding other people!! I know many DHA investors were hurt when ParkView was made part of DHA but it was DHA itself which came to ParView for the merger. This also shows the importance of this area.

Even a layman with little knowledge of property can see that location of Parkview is superb and Ph-6 looks nothing more than a "backyard" for the DHA. And dont worry for others, anyone who will make a house, shall for sure do the visit of all the locations. All what we should do is to share our opinions and NOT blame others of "misguiding"!!

Yes! certainly Parkview is better option especially when phase 8 ballot is still in question; nobody knows it exactly while CMY & others are expecting it by the end of this year. However, keeping in view the track performance of DHA the ballot may get further delayed to three years thus Ph 6 will remain a backyard as it will delay the link roads crossing Ph 8. Parkview is a reality, especially the airport interchange has added value to its location & u need to be there within 3 years.

well Park view was developed by a private company which was later takken over DHA for its location but now as airport road is part of ring road , Park view dont have direct access because ring road doesnt has any enterance except the interchanges so i dont think park view location is as prime as it used to be .

Secondly Park view is not properly planed it has dead end raods and construction is not tup to the mark of DHA . I mean the material used to made roads and infrastructor are sub standard and you will see the differece in comming yaers.

DHA 6 has its own interchange , access to broad way , wider roads (50 feet min) , no dead end roads , more area, and in my opinion will provide far better living standard then park view.
