Dear All,

I am having 12 marla plot in D-Block of Nespak Phase-2 site-1. Plot number is D-25. Its on Boundary wall. Serious Buyers Can Contact me.
I am attaching the Map of the society to have better idea of the Plot.

Nespak Housing Society Phase-2 site-1 is on Canal Road and Beside izmir town.
The price is Negotiable near to the asking price!

Nadeem Bhai, Unfortunately your plot in boundry plot with very odd shape. Normally this kind of plots just change hands(change owners) over the years but no one ever built any house.

There are also few odd shape plots in DHA-1 that has never been built, even after 36 years when DHA-1 was launched in 1973. These plots have been sold several time over the years, but no one ever built any thing. These Odd shape plots normally sells at significantly lower price.

People tend to pay little extra and buy plots that are better located, especially when cost of constructing a house is same.

Thanks for your Information. I know its on boundary wall and as D-24 and D-25 is at the end of the road so they give half land to D-24 and Half to D-25. If the Entrance is 15 then land is more like its 12 marla instead of 10 marla. The other plus point in this that its 2nd to park. Green area is after 2 plots. Actually the phase of this society is so small that most of the plot are on Boundary wall. Specially D-Block. I am agree to your openian that Boundary wall plots sell on low price. This is my asking price which is negotiable. If someone will be interested I can negotiate on that. Some time the plots are odd size My plot is odd size not Odd Shape! Od shape is triangular or pentagonal kind or the plot having all sides in different size and direction. My plot size is 30x90 and its more rectangular and both opposite sides are equal to each other. SO its odd size not Odd shape. Anyhow interested parties and Serious buyers can approach me, The price is negotiable.

Nadeem Sb, I agree with AK as far as shape is concern. It is an abnormal shape retangular plot. Dimension for a anormal 10 marla plot in Lahore are 35X65. Your plot is less wide (30 feet) and a lot longer (90 feet). One can only make long-tunnel sahpe house on this plot. People rather spend few extra lacs on a plot and built a normal size house rather than saving 1-2 lacs on a odd/abnormal-shape plot and then spend 30-35 lacs to built a house.

I believe what AK is saying is that if your 12 marla plot cost 15 lacs vs. a normal 10 marla plot that also cost 15 lacs + 35 lacs cost for building a house, total cost of 15+35=50 lacs. People would rather build a normal shape house on 10 marla rather than abnormal dimension plot on a 12 marla.

I also agree with AK that odd dimensions plot sells at significantly lower price than a normal size plot for the very resons given above.

Disclosure: Please note that I don't know how much a 10 marla plot cost in this society. 15 lacs is just an arbitrary number I chose for explanations purpose only. I don't own or plan to own any plot in this society in near future.

I am not forcing anyone to purchase the plot. I own this plot and I am putting an ad. And as I told That Don't use the word Abnormal Shape. You can say the Odd dimension. There is difference between Abnormal shape and Odd dimension. as a 12 marla its long. If this is on boundary then I need to tell that on the other side of the boundary there is no katchi abadi ts LDA-Evenue 1 on the other side. And as the society phase is small so most of the plot are on boundary wall. I am not saying I am disagree with AK. But the plot I am haing is far better then the plots in Rectangular shape and not on boundry wall. Some plots are very Abnormal shape like they are inside society non boundry and 15 front back is 30 or 50 and side shape is joining both the points so its more odd shape. Anyhow the price is negotiable.
