Dear CMY and all friends,
I am planning to start building of my house in Park View (DHA Ph-8). Its 1K (50x90) corner plot in Block-F. I recently got site plan from DHA and now concentrating over house plan/layout... Actually I am abroad and used to travel Lahore frequently. My father and brothers will look after this project and manage all onsite arrangements. Sometimes back there was a useful discussion on construction of a house and many friends put in a lot of useful information. In order to save time and hassle, I need valuable advice from you and all knowledgeable friends on this forum. As you are building your own dream home in DHA and have latest & first hand knowledge about this all. Please share your experience and give recommendations on the following if possible:
- Pl. refer to me some qualified, professional architect/civil engineer/civil contractor who take responsibility for house plan preparation/designing/approval from DHA & Cantonment, construction work and routine site visits during construction. DHA house construction experience is must.
- Best Quality Material (Bricks, steel, sand, cement, wood, plumbing pipe/fittings, aluminum etc : References needed for best quality material suppliers in this area.
- Structural design or conventional masonry / bricks construction.
- Construction of Basement & benefits. How to insulate and protect basement from damp & seepage. How to drain out sewerage from basement ?
- Pl. recommend the use of marble or ceramic tiles (personally I have bad experience dealing with marble dealers who always cheat. After grinding, polishing it doesn’t give you desired look. All finishing goes ugly after a few months.
- How effective is termite control treatment ? advise suitable company.
- How much time and cost is involved in building a house with basement ? What are current market civil contract rates per square ft for basement and other areas ? Obviously, I will arrange to supply material by my own. How to settle payment plan with the contractor and material suppliers ?
- New concepts which add value to a home. Any useful precautions to save time and cost. Any hidden information ?

I am also an expat and have build my house in ParkView. There are 3 main things that you need to make sure:
- Supply the Material yourself. Never ever give the project 'with material', no matter what stories the contractor will tell you.
- If you supply material yourself then you have to MAKE SURE that you have very trustable person as chowkedar on site ALWAYS. Also, if your brother or father can be on plot whenever there is some material coming.
- do your homework before finalizing the contractor.
For basement you can spend some 20 to 25 lac more. Its better to have it as you will utilize more space in the same plot. And not only marble people, almost everybody you will deal in lahore in this buisness will try to cheat you. I can guide you more in detail for more information if you need: |

basement will take 20-25 lacs?.r u sure mr AA.i am much surprised to read that basement will take 20-25 lacs.i also want to make basement of 14feet width and 20 feet length.how much it will take money.i heard that basement will take 6,7 lacs rupees more.please any body comment on this |

One should built a basement ONLY if there is a specific need for a basement. Just having a basement does not add additional value to a home.
i.e if someone spends 10 lacs to built a basement, he/she won't be able to recover full 10 lacs if he/she were to sell house. In other words additional 10 lacs won't add additional 10 lacs to the value of house. Added value will be some what less than 10 lacs. |

For Design hire the proper Architect and for Construction hire one proper and full time Supervisor cum Quantity Surveyor along with your trustable Person (father or brother ) at site. If you want to supply the materials by your self then supervisor should be quantity surveyor. I am also in this field but abroad. |

Muhammad Ahsan sahib a basement should be built only if you need more room or your plot is too deep. Keep in mind basement will cost you 33% of your net cost. One kanal house basement will cost you 30 to 35 lacs.

1. no architect will run around to offices.Please visit dha lahore website, read the requirements and bye-laws. Architects, no matter who so ever he may be will make mistakes. Thekedar will build the house and you will be stuck up with violations. I have an experience of hiring the best architect for my Commercial and residential property. In spite of my former military back ground, I had a tough experience to address the violations. There are no short cuts. Read the bye-laws and procedures.
2. Thekedars are great people. They always want to keep you down, getting more money than the work done. Write a contarct with him, identify milestones and payment schedule.
3. Don't get into basement;if you don't need it. It is expensive and your tekhedar will forget to treat it well.
4. Be careful with the plumber. This guy is the most important. take care of leaks.
5. Brother, you can't trust our brothers in the construction industry.

We can provide you Project Management Services for construction of your house. We have qualified and experienced civil, Electrical engineers. This services will include selection of Designer/Architect,checking of drawings and approval from DHA, selection of Labour Contractors, supervision during construction, selection of good quality materials etc. |
