Hi;

I just wanted to have information about the future propects of DHA valley islamabad. I know that the development work has already started there and they are building an expressway through it to connect to islamabad highway.
Can someone guide me if buying an 8 marla plot thre would be a good investment for long term (5-7 yrs) ad whether its future potential is good.
Also, what is the exact price of a 4 paid file of 8 marla and how much is the quarterly installment?

Atiq, if you can elobrate your response then I would appreciate it. "Not good investment" is like shoot in a dark.

Irteza, I cannot remember how many times we discuss "DHA Valley Islamabad" on this forum.

I you please search the word valley, you will get a enough hits to satisfy your inquires.

In my opinion and ground realities are pushing me to say that this is indeed a good investment for long term (9-10 years).

Quarterly installments for DHA Valley = 920 US dollars. I am not sure about DHA Valley Overseas block quarterly installmentns.

I shall be grateful for your kind comments as under.

We are 8 families and want to build our independent houses close to each other on 8 to 10 marlas in a good locality. We have plots in B 17 but that place seems to take too long to be developed as we want to construct in 1 to 2 year time.

Your kind response would be appreciated.

I would go for Bahria Phase 7. It is pretty close to GT Road and DHAI Phase 1.

Two and half years ago, I visited that place and at that time, Bahria phase 7 was ready to build the house. If you visit today, you will see some new braded houses there.

Regarding Bahria phase 8 they started to hand over the plots in the month of sep or august 2009. As of today I am not sure about ground realities about this phase.

1 Any idea as to how many families would be living there and are you sure about gas supply?
2 Any idea of prices please?
3 Do they have markets for kitchen stuff?
4 How about if I decide to make commercial plaza too?

It is not a rocket science nor hard to understand if some one says it is not a good investment, fail to understand what you mean by asking elaborate more

Dha valley is good investment in pakistan and all overseas guys who r paying their remaining installment just remember dha valley advertisement " allocation of plots will be done after 6 installment".
dha did after 3/4 installments allocation, its plus point and they already started development and u'll within next 5 years rates will go up. if anybody want 2 sale plot i'll take in same amount whic u paid otherwise wait after 6 months 5 percent will increase +vely.

Dear Ramzan Bhai

I have an Eight Marla plot in DHA Valley Ocerseas Block. I didn't pay any installments uptil now. Only downpayment and processig fee. There are surcharges against the plot. I want my money back. I wrote to DHA a million times to cancell my plot. But it seems they are going to eat-up the downpayment in surcharges. If you are interested I can give it to you on the money that I paid.

it is 8 miles away from GT road,arround huge phase11ext,altogether to many plots in future less demand and more supply of plots,100 percent sure it will live able place after more than 20 years,yes if you will wait 20 years than,in future you will see litigation's and disputes with BT,any how this is not place for investment,if you want to wait for such a long time than better to invest e/12,b/17 or bt7,100 percent guaranty for you people that you can not construct your house in your life.

1. Presently about 25 houses are constructed and few are under construction (Tentative figure)
2. Gas is available and families residing are using it
3. There is only Two sizes of plots ie. 300 and 600 Sq Yds in the colony spread in Blocks A to H. Prices vary block to block and its location. Price Range of 300 Sq Yds plot is between lacs whereas the range of 600 Sq Yds is between 16 - 30 lacs.
4. Prsently there is no comm shops/plazas constructed in the colony but comm plots in sectors and main comm market has been catered for.
5. The colony is managed by the PAF and it has its own byelaws

Better u spare a day and visit PAF Tarnol and find answers to all ur questions from the people there at the Gate or those who opened a private school there or from their admin/society employ who present there. I think they have some commercial plots too. I only see this scheme as I oftenly pass alongwith it and that's why I recommended it to u..

Hassan Sahib it is better to visit and see the colony by yourself and then take final decision keeping in view its merits/demerits. If finally decided to purchase then may contact Group Capt Irfan either through e mail, or who can facilitate you in purchasing plots in the said society. Regards
