DHA OVERSEAS BLOCK HAS NO FUTURE. EVEN AFTER 3 YEARS MAP IS NOT PREPARED. DHA IS IN FINANCIAL CRISES. THEY CAN'T BUILT ANY PROJECT WITHOUT BAHRIA TOWN HELP. FOR OVERSEAS BLOCK U HAVE TO WAIT 10 YEARS ATLEAST. THIS BLOCK IS INTRODUSED ONLY TO TRAP THE OVERSEAS PAKISTANI AND TO GET DOLLERS. THEY ARE NOT ABLE TO BUILT DHA PHASE-2 EXTENSION ALSO. THEY HAVE CHARGED DEVELOPMENT CHARGES OF 14.65 LAKS RUPPES AT ONE KANAL PLOT PLUS THE FILE CHARGES OF 10 LAKS. DHA VALLEY HAS 80,000 KANAL AREA AND DHA PHASE-2 EXTENSION HAS AREA OF 50,000 KANALS. THE MAP PROVIDED BY AMERICAN CONSULTANTS OJMR IS NOT FISIBLE ACCORDING TO GROUNG CONDITIONS. THE AREA IS VERY DIFFICULT. IS WILL TAKE AT LEAST 8 TO 10 YEARS TO COMPLETE THIS PROJECT.
EVEN THE COMMONER'S TOWN WHICH HAS 7000 KANALS AREA HAS TOOK 4 YEARS AND STILL UNDER CONSTRUCTION. DHA ANNOUCED THE POSSESION IN COMMONERS TOWN IN MARCH 2009 BUT FAILED TO DO IT. NOW IT IS EXPECTED IN FEB-2010. SO U CAN IMAGINE THAT 7000 KANAL AREA WILL TOOK THE TIME OF 5 YEARS. THEN THE 135,000 KANAL AREA OF VALLEY & 2-EXT. WILL TAKE HOW MUCH TIME. DHA IS NEAR TO DEFULT NOW. SO DON'T PAY THEM ANY MORE. SELL YOURS PLOT AS SOON AS POSSIBLE. OTHER WISE AFTER FEW YEARS YOU WILL BE CHARGED AGAIN SOME DEVEPMENT CHARGES DUE TO INFLUATION IN CURRUNCY. THIS IS MY ADVISE TO ALL PAKISTANIS WHO SPENT THEIR LIVES TO MAKE MONEY. U SHOULD NOT THROUGH YOUR MONEY TO DHA. DHA PHASE-2 ISLAMABAD PROJECT IS THE ONLY PROJECT THAT COMPLETE IS 3 YEARS. BUT THE 1 KANAL PRICE IS AVAILABLE IN 40 LAKE RUPEES WITH POSSESSION. WHILE BAHRIA TOWN PHASE-1~4 HAS PRICE OF 80 LAKS TO 120 LAKS. SO, DHA FUTURE PROJECTS ARE NIETHER GOOD FOR INVESMENT NOR FOR MAKING HOME.

dear brother i, checked on my on by going on the spot because it was hard to belive what you said but you are correct shame for DHA where can one go if DHA people hve turned bribe hunters what has happened to the officials. |

Bahria town phase 1-4 is no where near 80 to 120 lakhs for a kanal plot. One kanal plot is available from 50 lacks and in phase III, its even cheaper. A 10 M plot in phase II are available in 35 lacks and higher. |

i agree with you but in phase1 & 2 good location plot is now 80~120 laks at main bolevard roads. |

YOU SAID THAT FUTURE OF DHA ISLAMBABD PROJECT IS VERY BRIGHT.
FIRST LOOK AT THE TODAY PRICES OF THIS WEBSITE WHICH IS TRUE AND ACTUAL.
DHA Islamabad Phase 2 extension lowest price certificate file is available at 7.80 to 7.90 Lacs today while at start sector A~K file rate was 36 laks. sector L~R rate was 14 laks at start.
DHA Valley Islamabad open files 5 marla 5 paid sells at loss of = 61000 to 65000. open files 8 marla 5 paid sells at loss of = 84000 to 92000". DHA Valley file sale is also in loss. more you pay installment more loss will you get.
Now come to the progress of DHA Phase-2 ext. none of any Road of any sector is built after sale of their files in 2005. Now it is 2010 tomorow. only approach road that is EXPRESSWAY is in progress and it will take one and half month minimum because their are may bridges to be built. any other street of any sector is not built.
if you come to site of project and then show me any road which only earth work is started i will agree with you.
secondly now come to DHA Valley project.
One small pocket of land about 500 kanal area in progress from one year and still under development.
it does not means that they have started the work on whole area of valley which is more than 1 lak kanal.
So,you can imagine how much time it will take for completion. it will take minium 10 years. then DHA will say that pay for development charges due infulation.
AS PER MY INFORMATION ONLY DHA VALLEY MAP IS ISSUED TO MARKET. THE 50% OF LAND IS FULL OF PLOTS. WHILE LOOKING TO GROUND CONDITION ONLY 30% OF LAND IS ABLE TO DEVELOP THE PLOTS.
COMPLETION OF MAP DOES NOT MEAN THAT PROJECT IN COMPLETED. WHAT PEOPLE WILL DO WITH MAP IF THEIR PLOT IS NOT POSSESED OR HANDED OVER AT GROUND EVEN AFTER 10 YEARS. |
