Dear Hussain Kaisrani and other Knowledgeable people
I have one plot in Gulmahar Block. I have recently received a letter from Bahria management to pay remaing development and possession charges and get possession. I live in UK and I have no plan to construct home in next 3-5 years. I need you adivce about getting posecion. Is it wise to get possession at this stage or wait further some time?

Yes! It is wise to get possession at this stage due to following reasons:
1. If you do not pay remaining development charges Bahria Town will put surcharge or fine on it. This surcharge will keep on increasing every month. It does not matter whether you get possession or not. So at least you should pay the remaining balance and get an allotment letter. If they had already put a fine/surcharge then you can waive it off after negotiating with the management by giving the offer of remaining balance.
2. You may get possession now as if you have no problem of funds to pay. The possession fee will increase with the passage of time and some other conditions may apply. After getting the possession of your plot you will still have three free years. After three years Bahria Town will put monthly charges and these charges will also apply even if you had not got the possession.
You should not get possession IF
1. You can not afford to pay the possession fee right now.
2. You want to sell your plot in near future.
Hope it is to clear to you that paying full development charges is a totally different issue than getting a possession. It must be paid to avoid any future disturbance or loss. |
