Please help me to decide I wanted to construct my home in Islamabad and when I say Islamabad it is proper Islamabad and not in surrounding.

What you will recommend and suggest rate the following considering which sector will have the BEST OUT LOOK :h

Cost and time frame is not an issue.:) :) :) :)
1. D-12
2. G-13
3. G-14
4. E-11
5. F-11
6. E-12
7. I-8
or demolish and construct new house in a developed sectors.

If cost doesn't matter then F-11.
Irrespective of cost and time frame, D-12 is the option.

Your comments reflects you missed to invest in sector D-12

I believe 1st sector of each series i.e. F-6, E-7 and D-12 closer to Margala Hills are the best and tasteful to live .

Since you said cost and time are not an issue my recommendations are in the following order:

1. D-12: You can build there now though it will take a few years before it is fully populated. Electric and Gas connections can take upto a year as well. I think since this is a brand new area, and has close proximity to the Margala hills, this area has edge over any older sector.

2. F-11: I prefer this area over newer E-11 since this is CDA managed.

3. E-11: Relatively new area but not all sub-sectors are good. Some have water/sewage type issues. Consult with some knowledgeable person

E-12 sector can take a lot longer to develop as D-12 did therefore avoid unless you are ok to wait 20 years. I am not familiar with I8, but G series are ok as well. Since you mentioned money is not an issue stick to the above if you can.

By the way this poor champ Abu owns a plot in E-12 and thats why he said time is not an issue. D-12 is good place but not yet ready until 2012 above.

my father made the first home in sector f-6 and malik riaz was the constructor who is now owner of bahria town and it still has the terrace. people like to make fort type pigeon cabin for rental income.

Waseem Malik, I appreciate your detailed comments. I'm still looking for the price range of 1 Kanal or 10 Marla plot in D-12. I'm just looking for range.

@ Zubair, here r the rates of D-12
50x90 from 110 lacs
40x80 from 75 lacs
35x70 from 55 lacs

cheapest is D-12/1 and rates go up 2-5 lacs for each sub-sector incrementally.
