I would like some advice on this forum. I have around 2 crore rupees to invest which is the same as 9 lakh UAE dirhams or 150,000 UK pounds. I have the option of investing in UK, UAE or Pakistan.

Could you please advise where it is best to invest for the medium term (5 years) and what kinds of returns I could expect over the next 5 years?

Dear Mr. Ashraf,
Due to the financial crisis and the state of uncertainity around the world,it is most advisable to invest in your own country. Watever the circumstances are, Pakistan is your home and 'SAB SE PEHLAY' should be 'PAKISTAN'.

Also, Dubai is a ship which is sinking and the captain of the ship is at the highest spot showing flag to the world for help. How long Abudhabi will be able to do it and also there was no use of assistance by the US govt when its banks were getting bankrupt.

I advise you to invest either in DHA or Bahria Town Islamabad and get yourself and your nation become rich with your savings.

I have been in Dubai, so understand 'DOORI KA DUKH' as you said.
I came back to my homeland back in 2006 and started my own business of Real Estate here in Rawalpindi.

I Think you should invest in Agricultural Land, dairy and Fish farms etc If You buy such Land near Main access Roads then their value will also increase as well as you can get lots of revenue, Now a days people are giving Poultry farms and Fish farms at rent and earn Handsome Money.
Regarding real estate although prices has bottomed for last 3,4 year but still. Things are below Ground level because of Currency devaluation. I give you an example I Bought a plot in DHA phase 7 in July 2008. It was very good Bargain price and good Location too its price did not come down, but in same amount of foreign currency [UAE Dirhams] I can buy today in DHA 6.
On the other hand I guess property Market will take a modest Jump in 2 years Time and that too in areas of residential potential. Ups and down are in all business, You have seen Dubai property example, Oil prices just in 2 years Fluctuated from 147 to 35 and now again 78. Same is true for Gold

I understand your feelings but please dont despair. Although I can give you a lot many reasons of investing in Pakistan but the most forceful and solid reason is that if you expatriates bring all the money back to pakistan then we dont need to beg like Kerry - Loger Bill or SO-CALLED Friends of Pakistan. Our Leaders are looters because we as a Nation are looters. I want you to be the first drop of rain in bringing the money back to Pakistan and then I assure you to see that what miracles this nation can make.

UAE: Avoid it if you can. They do not seem to have clear rules about land ownership last time I checked. It’s a great place for a while but it is over hyped.

UK: You could potentially purchase 1-3 apartments with a mixture of buy-to-let mortgages and your cash. UK housing market is totally dependent on banks lending and with current climate I do not see the housing market improving 4-5 years or even longer.

Pakistan: Probably best to make several small investments in Bahria, DHA, Divine Gardens and other housing societies with good reputation and clear future plans.

If you are able to, start a business and provide employment to others. Whether you buy property or start a business research, research, research.... before you buy/start a business.

Like other readers suggested starting a farming business might be a good idea.... if farming is not something you would like do. Easier option might be to purchase smaller cheaper plots in good societies and build houses.

The best options goes to Education. More than 80% of Pakistan's problems are directly or indirectly because of lack of education. It reflects to lack of training and ultimately hurting the quality of life. By investing in childhood education, we can improve prevailing circumstances. Its' not a quick move but its' sure move.

Mr. Ashraf, if you can manage a school properly on beginners level, nothing is like that.
