i need your advise regarding the cda sector i-14 islamabad
one of my friend wants to sell his plot to me .
what is the future of this area and what are the issues here if any .

Dear Rashid,

The future of this sector is NO GOOD as a very big village is sitting there and it will take ages to settle and shift them some where else. I can say this is the most difficult sector to acquire, better to stay away... if you are not investing for you grand children.

The location is very good as the location is much mich better from Bahria Town Phase 8. You have all facilities nearby but the thing which is effecting the sector is the poor progress of the sector by CDA. Even areas of nearyby misrial road is expenesive than I-14

Dear Rashid,
I-14 is one of best investment for those who want to build their houses for upcoming 03 to 05 years in Islamabad.I want to share with visitors please do not give wrong info to peoples who seek guideline.if you are not working in those area please don't portray negative picture. I-14 development is still slow but in near future it will beneficial,because it is convenient from Peshawar Road and would be much better than any non planned area of Rawalpindi.Please also see prices trends of Bahria ,Dha AND i-14 OR ANY OTHER CDA sector from last two years you will understand true picture.

i personally visited I-14 sector in 2006, 2008 and finally in Feb.2009. CDA has given possession of I-14/1 and I-14/4. Development work in I-14/2,3 was in progress. Most of Roads were complete. CDA has constructed a School/College building alongside main road entering the sector. entire area was free from any other illegal possession/construction of any village.

CDA Sector I-14 has avery bright future due its location. No villg is there and the possession is being given for construction. One house has been constructed. The access from this sector is very easy to pindi saddar and other sectors of islamabad. There is Haji Camp, Ripha university and passport office. Transport roots are already exits for Faisla mosque and saddr i.e Rt 121 and Rt 7 respectively

I have visited I-14 sector. It is a good location. access to islamabad and rawalpindi is easy. local transport is easily available in the area.

two things which bother me are
1. it is located at the back side of kohinoor mill. The mill waste materials are pounded at the back adjacent of I-14/3 side.

2 there is a very huge dump of garbage at the end of I-14/3. There is smell in the nereby area and flys are in abundence.

due to these reasons there is the possibility the the under ground water quality can be contaminated. Also there is a stinky smeel most of the time specially near to I-14/3 and begineng of I-14/4.

Other then these two observations it is good location for investment and residence.

If any one has some views / clarification regarding these health issues in this sector. It may be communicated to me at . thanks

Dear Friend

Dont trust your friend. I purchased a plot in I-14 from my friend (he is a property dealer too) in 2006 for Rs. 1.3M. In 2006 US$ exchange rate was Rs. 60. He told me that in 2 years plot price will become Rs. 2M and it is the best investment. Till now nothing happen in I-14. Still same condition. I can not even found a buyer at Rs. 1.2M (today US$ exchange rate is Rs. 86)

But still I-14 is cheapest sector of CDA. Who knows in next 10 years it gives you some return? but i would suggest better to invest in G-14/1, 2 & 3.

Malik you are absolutely right same is the case with me. I had purchased 30*60 size plot 2 years ago on cost of 16 lac. Currently same price is going there is nothing increase a single rupee in price. I think i have read from some where that it has decreased the price.

I am agree with your last comments that ho knows in next 10 years it gives us some return

I had purchased also 25*60 size plot 2 years ago on cost of 12.5 lac. Now offers are 9-10 lac. Ansar bhai your plot will be 12-13 lac

visited yesterday People constructing homes about 10-15.Electrical cable has been installed upto center of the sector. Good to start construction b/c material prices has been increased day by day

I think I-16 is a better option than I-14. This is because of streets' width and Green area as per their maps. Streets in I-16 are much wider than streets in I-14. Any comment on this..

I think now everyone should understand why I-14, is purposely kept behind inspite of its great location , firstly it is due to army areas are very nearby.and 2ndly army wants to develop only DHA.Now there is plan for new airport link road inShaAllah and this sector has tremendous future ahead.
