Dear All,

Mr. Aslam in his recent post below noted that most of the adds these days are for DHA and Bahria town. I also observe that most discussions are regarding DHA and Bahria. Why is that, plz comment on the following possibities below????

1. Due to current construction activity going on mostly in these areas???
2. Being better planned/managed housing socities than others???
3. Better advertisments???
4. Due to their larger size than others???

I would appreciate if someone could comments on above.

In any market as the market matures only a small number of players control that market. I think the same will happen in the real estate sector in the future it is not starting to happen already, many of the smaller developers will disappear and only the big developers will remain.

Nobody is stopping Mr Aslam from posting about any scheme that the choses to write about.

Yes, it can happen that only a few major players take control of the market BUT this is called "MONOPLY" and this is something not very healthy for us. As customers/investors, we would like to have more competetion amongst various housing socities/real estate developers. Thats the only way, we will get a better quality product and price. Healthy competition is always good for the market.

Lets hope that other bigger developers like Emaar, Eden, urban developers, Valencia and Izmir management, take more interest, be fair and offer some real competition to DHA and Bahria.

Ahmed Raza sahib healthy competition might be very good for a Customer and genuine buyer like you but to an investor Monopoly is the desired state for a market. If you see most investors and genuine buyers are going for DHA and Bahria town and now specially because of the very low rates, to invest and to make a house.

I don't think that competition diminishes if you have a few stronger players competing against each other so long as they don't operate as a cartel. In the vehicle industry and aviation industry globally there is still healthy competition. No. 1 wants to retain its market share while No. 2 wants to become No. 1, so there is a healthy competition even with 2 players where the market is operating efficiently.

Abid Sahib Bahria Town is the 2nd largest housing society in Pakistan. The Lahore project has been started during Nawaz Sharif's era and then survived Musharaf and the Chaudries and now PPP. If it has survived all these times and political changes what makes you think it will go down now. It is a very big project I don't think BT could have gotten this far without approval from the concerned authorities. Tell your friend to purchase that commercial other wise he will regret it very much.

stay away from BT. Abid sahab never recomend BT to ur friend. khud bhi ais se door rahien our apney rishtadaroon ko bhi bachaien. yeh bohat bari naiki ho gi oin kay saath.
