Just came from visit from dha phase 6 and 7 and wanted to share what i saw....i live in phase 2 so often go to phase 6 ..The ring road interchange being made between phase 5 and 6 is getting shape at tremendous speed....i think it will be ready by June ...in block ABHJ there have been many houses constructed and people living there (roughly 100 plus houses many are being constructed ).....DHA has still failed to get few pockets get vacated like in L block G block .....same is case with V block phase 7 .......
Conclusion :-Any one who wants to make house in next 3 years should only buy in phase 6 or 7 or pahse 8 air avenue /park view on those areas where plot can be seen on ground .....this will be entirely new Lahore with ring road segment almost complete in from of Lahore airport and dha express way connecting phase 6 and 7 to airport .....Files should not be bought because even if today ballot occurs dha phase 8 will take atleast 8 years to develop (i keep on saying phase 6 ballot occurred in 2002 and still no completion) more over developmental charges will be many times more. In phase 6 they were about 6 lacs and in phase 7 they are 9 lacs( i am not sure about these figures kinldy confirm) so i would say at least 12-15 lacs for developmental charges in phase 8 and 9 10.........so if you can get a plot in phase 6 which is ready to construct today in 45-55 lacs why wait for phase 8 and 9 10 ..however if you have time line for next 20 years then surely phase 8 9 10 are ok to buy ....
These are my personal views which i am sharing not forcing you to buy or sell ....

What a trap to get business!!!

I also live in DHA (Phase 4) and I feel that phase 6 is too far away and still it will take 5-7 years to get populated.

Dear hhhh,
You have exaggerated while commenting on DHA-8 It is partially developed phase and will not take more then 18 month to get developed and even less time to get populated. I am sure even with late start Phase-8 have much better prospects.

There are too many villages in the DHA 8 area, so I am not so keen on it. I think DHA Phase 6 will be a nice area but it will take many years for it to get populated.It should be quite well populated between .

Sir DHA phase 8 which includes airavenue and parkview are developed areas and very good place to live but original phase 8 whoes file are being sold is land full of villages my guess is DHA will find it difficult to vacate it ....and kindly tell me how DHA will develop phase 8 in 18 months when they have failed to complete phase 6 phase 5 in 6 years ????

i am not property dealer please donot think that first you will go to phase 4 and then to phase 6 this way it is far far away.Approach to phase will mainly be through ring road and airport road ......and yes you are right 5 to 7 years for dense population ....and in densely populated area you will not find plots at 40 lacs.....if some one buys plot today he will roughly make house in 2 3 years (complete house ) so my point is not to compare phase6 with other phases as of today but in next 3/4 years while keeping low price in mind at this time ....in 1986-88 i was offered plot in y or z block near where prime minister lives now roohi nala was flowing through centre of that plot :)price was 9 lacs(2kanal).....phase 6 will get populated soon cause most of people left there have been holding plots to make house cause it is lowest price in dha where u can have plot to make house. My father bought three plots in phase 4 for 4 lac 50 thousand in 1984(people use to laugh that we have bought plot in jungle so we had to buy plot in phase 2 to make house ) sold them for 2 corers in 2004...you Gain money from buying in relatively underdeveloped area (not totally developed area or totally undeveloped area takes too long time

I guess the Phase 7 is not fully developed yet. Not even a single owner of Phase 7 got posssession to-date. What did you see which blocks of Phase 7 will be ready for possession soon. Any approximate time frame handing over.

Dear HHH

I am totally agree with u, as few days back i was in lahore and i visited all the phases of DHA. U r right if we access phase 6 through old DHA roads its long way, But if u go through airport road or Commercial Broadway u can reach there in minutes.

Only the problem i have seen in Phase 6 and 7 is, in the night no lights, no security and not clean like other phases.

Sir you are right that there is no possession for phase7 but the development in few blocks which i visited namely SQRU is nearly complete street poles have beeen erected in them you canot find difference between phase 6 m block and phase 7 r block....if dha want they can give possesion to at least these 4 blocks in one month ...but some how they are not doing so because if houses get building in phase7 they will find it difficult to get area from villagers in V block etc (just my guess) .......

Sir i agree with ur points but thats why u will get cheaper plot there now and i think in 2 years time you will have all these things available over there....
