Dear CMY and other knowledgebale friends what do you think if DHA is successful in selling phase 8 plots on installments and get a good response from general public who is always hungry for plots on installments.
I think if successful in phase 8 they will soon after announce a similar project on installments in DHA phase 9/10 and I guess the price tag for one kanal plot in DHA 9/10 on installments will be above 50 Lakhs. That's because Eden Gardens has sold one kanal plots in worse location which comes after DHA 9/10 and on the other side of Hadiara drain at 40 Lakhs on installment (development charges are to be extra on top of this 40 Lakh).
Now I believe this great idea and new business technique of DHA selling its projects on installment is good for general public as well as existing file holders. I really appreciate whoever came up with this idea. There are hundreds of thousands of people who want to buy a plot in DHA but cannot afford to pay the payment as one lump sum amount. Well now they also can afford DHA plots. It's a Win-Win situation for everyone.
I think this will be a great boost to DHA 9/10 files. If DHA offers DHA 9/10 balloting and one kanal plot in 3 years for 50 Lacs on installment the price of DHA 9/10 file will definitely go between 30 and 40 lacs like DHA phase 8.
Some people may say that 9/10 is not well located but they don't know DHA 9/10 is just one KM away from DHA phase 4 and DHA phase 5. And DHA 9/10 also has best approach from Ferozepur road.
What is your take on this. I think all DHA 9/10 file holders should push DHA to announce a similar project on installments in DHA 9/10. Otherwise they will have give some other boost to DHA 9/10 like housing projects because it has best access from the huge Ferozepur road and fastest reach from Kalma chowk and Lahore Ring Road.

Dr sahib I agree with your points 100% percent. You said what I was going to say next. I was going to tell friends of this site people are busy with DHA 8 ballot and they are forgeting the best buying opertunity for short and long term is DHA 9-10. Its lowest risk and highest reward investment. I will suggest every visitor of this site not to sell their DHA 9-10 under 25 to 30 lacs within next 1 to 2 years.
There is huge demand of people that are looking to buy properties on installments. So many people are selling paper schemes on installments and their schemes are sold in 3 to 4 days. DHA is DHA and people have so much trust in DHA they will be willing to buy any thing in low budget that DHA offers. I guaranty you DHA 8 plots of all sizes will have huge response and this launch is a huge success already. I am unable to answer my phone all day yesterday for all caller. 100s missed calls during my conversations. I was not able to turn off my phone or away from ears for one minute. Calls after call and during each call I am taking 2 4 or 5 missed calls from people are waiting that want to know how to book these plots.
After successful launching of DHA 8 plots on installments I am sure with huge land available in DHA 9-10 DHA will soon offer plots on installments in DHA 9-10 and price tag for kanal will be 45 to 50 lacs for kanal and it will sell at that price because people like to pay in installments. DHA may stretch payment plab to 5 years for that launch. DHA have 95% land land in hand now and can launch it any time during next 12 to 24 months. Please keep in mind with ring road already under construction and completion this year DHA 9-10 is less than 5 minutes away from airport and in middle of fully populated areas of ferozpur road DHA 4 and 5 and developed DHA 6 and under development Eden lands and country homes.
These plots on installments are win win situation for low budget guys and current file holders. Current file holders will win because of value gain in short time and faster development in this phase 9-10. DHA will have billions in new funds to speed up progress in current phases and new phases. People buying in installment will have chance to buy some thing they could just dream before. DHA will have thousands of thousands of new investors and it will have billions more with transfers etc.
People that were arrguing that this is 10 or 15 years project are totaly wrong here. You will see DHA 9-10 plots on ground in less than 5 years.
I will also suggest file holders in Parkview 10 marla and kanal not to sell thier files because every thing is espected to rise from here. This not the time give up or exit. May be you will still have a plot under C ext area or even if its across Berki road soo what Its still DHA with DHA bylaws security and boundary wall etc.

Installments idea is great. But quite more important is that DHA authorities should not delay the balloting and development of these phases (9 and 10). It is frustrating to wait for several years for allotment and development of plots. Consider the buyers who wanted to build houses for their accommodation! Even more frustrating is that DHA keeps increasing the development charges.
DHA also needs to move, allot plots, start development work and if plots are available, offer them for sale on installments at reasonable prices. |
