DHA Phase 8 payment plan is INCLUSIVE of development charges,

For all those who are still confused about development charges of Phase 8 plots, DHA has placed a clarification on their official site www.dhalahore.org.

Few questions about Phase 8 installment plots:

1. Can one expect immediate monetary benefits from these installment plots once he manages to win the ballot.

2. From investment point of view, doest it hold any attraction for the overseas Pakistanis.

3. After winning the ballot if someone wants to pay in full for the plot, would he be given some price cut on the total ammount.

4. How likely is it viewed by the realestate gurus that a plot acquired aftyer 3 years installment may at that time fall below the paid price.

Ans 1. My calculated guess says only the good location plots like the ones in proximity of Parks, Commercial Broadway, Phase VI Boulevard, Airport Road, Ring Road interchange etc. would bag a substantial profit (10 - 15 lacs) in near future whereas below average or average plots might hover around their base price of 55 lacs.

Ans 2. If you are an Overseas Pakistani and not intending to make a house but are buying ONLY for investment, keep in mind the future outlook of our currency as profits can be wiped out by a depreciated Rupee in the long run.

Ans 3. DHA has not mentioned anything regarding a rebate or any incentive whatsoever on a lump sum down payment AS OF NOW.

Ans 4. Best answer would be to quote a personal experience. I had sold a Phase 7 File in July 2005 for 35 lacs before its ballot and now some of the best location Plots in Phase 7 are still at 35 lacs (excluding development charges) after 5 years. So its all speculation and we are mere mortals. Only Allah knows what would be the scenario after 3 years. A "guesstimate" says it would be well above its base price after 3 years.

I am not a guru but If I was to invest, I would rather wait till ballot and then grab a good location plot of my own choice just before the first installment's due date, to cash in the offloading factor of the short term investors or panic sellers having no money or interest in paying the subsequent installments.

Also keep in mind the "demand n supply" phenomenon. After Phase 8's ballot, we would be having around 30 to 40 thousand plots in phases 5 - 8.

Thanks a lot Ch.Mohsin for your detailed reply.So the bottom line remains that it would only be best investment for those lucky ones whose plots fall at good locations after the ballot.
