And your "realistic" estimate of "generation & a half" is based on what facts sir, do you mind telling?

Are you talking about humans or your species? What exactly is the time span of one generation to multiply that with 1.5? Do you say so because DHA 9/10 is basically less than one KM away from heavily populated DHA phase 4 and only a stones throw from DHA phase 5 where the construction activity is in full swing. It amazes me how quickly every Tom, Dick and Harry on this website becomes a property analyst (or analist in your species of special generation life span).

Kindly elaborate your "realistic" mussings.

Also note DHA Town is already under construction in DHA 9/10. How can the rest be generation and half away?

Observer,
DHA 4 15 years old now densely Populated
DHA 5 10 years old still far from Packed but Construction full swing
DHA 6 6 years old Full possession just given,Houses you can Count on Finger.
DHA 7 Full Possession may take 2,3 more years Some Blocks may get Possession this year
DHA 8 Looking at track record of phase 6,7 will take min 4 to 5 years for full possession.
DHA 9,10 when Balloted will take min 5 years for Possession and 10 more years to get Populated as Phase 5 is today, So that is expected in about 15 years.
For Good return you need to Hold 9,10 for about 15 years. For good Living you need 20 years. So you can say it is about one generation away. The average age of investors is nearly 47 years and in 15 years many of them be either dead or winding up, Investor life cycle is not 65 years but only about 20 years.

My Dear Observer, please don't be so upset. Although, Mr. Jameel has made it quite clear. But let me make one correction. In developed countries, a generation time span is roughly around 30 years, but keeping in view the fast breeding nature of our nation, we reduce it to 20. So, here I am not playing any wild card game. May Allah bless you and everyone in this forum a long age (but the way you take others' view so personally, it seems higly unlikely) & you will see that Phase 9-10 will take at least generation & a half to be a viable & decent place to live!!!

I think great return in 9/10 is just 3 to 5 years away at max. Excluding land of dha town, statelife ph 1 & 2, dha 5 ext formanites etc there will be no more than five thousand one kanal plots left in dha 9/10. dha will sell plots in dha 9/10 on installments with next 1 to 2 years. five years from now dha 9/10 one kanal file will be worth at least 50 lakh. Thats because size of dha 9/10 is much smaller than general perception and its location is way better than dha phase 6, 7 and 8 because 9/10 is closest from dha phase 1 to 4 and has best direct approach of all dha phases from ferozpure road. the price is currenly depressed only due to ignorance.

.....besides, I do admit that I am not an expert & don't want to BE one. But still I can write a book on the issue of DHA, the way people have lost scores of millions in DHA.

Flashback - Year 2005 - Remember it was on the "wise Suggestions" of these so called experts that people were falling upon each other to buy blank files in Phase 9-10 @4.5 Million (remember that???), for which there was no logical explanation or rationality. While the sounds of novices like me to get the hell out of it were falling on deaf ears at that time. What happened afterwards is a bleak part of the property business in Pakistan.

Strangely enough, punters have rolled up their sleeves to skim the cream, who are deliberately trying to play the same trick yet again by painting the glossy image, while taking advantage of our eternal weakness of getting rich overnight. Believe me, it’s a vicious circle and no one has turned out to be a winner while coming out of a casino!!!!
Lastly, Mr. Observer I hate to get personal, but mistakenly if I stumbled upon your tale, barking was inevitable!!!

In my perception, the files of Phase-9/10 will stay as it is for at least 3 YEARS from now. Location no doubt is superb. However, there are other factors for these files to gain substantial worth such as devlopment/possesion of Phases 7 & 8. More so, what would be the rules and regulations of DHA after 5 years is beyound anybody's wild guess.

I think. The best way to sum up this discussion and future of DHA9-10 is that if you have young children and want that they should be able to make a house at a great place when they are grown up say in about 10-12 years DHA 9-10 is the nest place to buy.

Or if you have around 1.5 million and dont want to buy Defence Saving Certificates because you think that is not Halal. I am sure Phase 9-10 can give you about the same kind of returns in 10 years.
