Assalam-O-Alaikum, In my humble opinion, everyone involved in the real-estate business should avoid the old speculative approach, which might bring a temporary boom to a specific market, but can't sustain for a longer period of time. I am afraid, some people are still dreaming about the gold rush of PRE-2005, which in fact will never be repeated again. Besides, unfortunately the real-estate business in Pakistan is based upon certain fundamentals, which are not only non-realistic, but at the time completely absurd, hollow and outright ridiculous. If we find any investor in the market, we strongly start to believe that from now onwards the market will go only in one way & that is upwards. This approach is extremely deceptive & has proven disastrous time and again for most of the small timers, who are actually the real buyers. In marketing language, investor is like a whore, who will go for anyone with a “Better Offer”. So, once the investor is in, doesn’t necessarily mean that he will stick to that place for good. During these volatile circumstances, we should all let the common sense prevail itself & try not to get ourselves carried away by mere speculations or just the plain gimmicks spread by the marketing guys. On the contrary, the price factor should be based upon the good old principal of Supply & Demand and must NOT be based upon rumor mongering!!! |
