DHA Phase 8 Prices,

Alas! once again investors at large in DHA are suffering losses. No promising news for the time being but lets analyse ph 8 as per its location & try to forecast its future. Still the location is better than Ph 6&7 & if developed by 2013 it will get populated easily as some commercial activity may crop in due to many commercial plots & easy access to the LRR. At that time, lets say if an average location plot worth 50-55 lacs; thus at present, if one manage to buy that average location plot between 35-40 lacs (inclusive of dev. ch.) I guess, its not that bad. But why buyers are not willing to buy even at these prices now? Reason being that most likely it will develop by 2015. Thus, if the DHA does the same delays in its development as per its track record then the present plot holders (present sellers) have to suffer & are finding it difficult to sell these at 35 lacs. Socio-politico-economic situation is volatile & is taking its own course of evolution.

The prices will further go down when the new instalment will be paid. I disagree with those who say that people will disappear before the new instalment & the plot will be forfieted by the DHA. Exceptions aside, mostly people take chance & pay the instalment with the hope that prices may rise; in response to that market will remain flooded with the plots & it will not allow the seller to fetch profit. Rememer, instalment plots are out of market at present. These cannot be offered for sale at any price as the loss is more than their 1st instalment & these instalment plots will remain out of market till 5-6 instalments are paid.

This situation has even deprived the prices & overall activity in the DHA & surrounding market.
