To an earlier post by Mr Asim regarding prices declining in sector D-12. I checked the prices on D-12 sub sector 2 and 3 for 50 * 90 plot with several agents and the cheapest was 1.2 caror in sector D-12/2. Therefore there is no decline in the prices what so ever. E-11 still is the best option to build a house, price of one kanal in E-11/4 & 3 is in the range of 1.5 crore to 2.25 crore.Huge construction work is going on in E-11 at present and inshallah in two years time it will be completed more than 80%. |

You don’t go through a single inner street of E-11 to get to D-12. Not one. You use the OUTER SERVICE ROAD of E-11 on the east side. This is how you get to any sector of Islamabad from any other sector. There are not too many highways in Islamabad. 7th avenue and 8th avenues are only recent additions. For 40 years Islamabad worked without those avenues. If you have to go to G-11 from E-11 how would you go except for the service road of F-11. Furthermore the road on the north side of E-11 going towards D-12 is not even a service road of E-11. It is a road in-between E-11 and D-11 and is totally dedicated to D-12. E-11 does not have any west service road connecting to the Margalla road. CDA very wisely avoided building this side as an approach to D-12 because that would have passed through the unseemly Golra village as opposed to the chosen scenic approach road parallel to the Margalla hills. Once the 11th avenue is constructed there would be no need to touch E-11 at all for going to D-12. Even the Margalla road is just a service road of F-sectors. D-12 is probably the only sector of Islamabad which has ALL of its service roads (i.e. on all four sides) as double roads. Currently the dualization of its service roads is going on. E-11 has no commercial area in its center due to the village. Its commercial area is to the north at almost equal distance from D-12/4 and E-11/4. So D-12/4 will basically have two main commercial areas to serve it. One would be its own Markaz and the other would be E-11’s. Why is all this bad for the future of D-12 is something I don’t understand. My sincere advice to potential buyers is not to think in terms of E-11 versus D-12. Think in terms of good location verses poor location in either sector. Good location in any one of these two sectors is better than poor location in the other. D-12/3 is almost all good. That is why predictors of price decline are being requested AGAIN and AGAIN to post prices of a few 1-Kanal or 1.2-Kanal plots in D-12/3 with plot numbers but so far none of the estate agents have obliged. Atiq Raja you are a prominent analyst on this website. Can YOU find D-12/3 prices from your estate agent friends who have permission from owners to post plot numbers with demands. It will help clarify the confusion created by rumors. Sky will not fall if there is any decline in price. Temporary ups and downs happen all the time but facts must be separated from rumors. |

Even if we disagree on something we should try to be factual in dispensing information so that we don’t bear the burden of misleading a potential buyer or seller. After deciding all service roads of D-12 to be double roads do you think CDA will award contract to M/S Jasra and Co. to build a 10 feet wide access road to D-12? Does that make sense to you? Have you seen a 10 feet wide road? Access to E-11 is not something to be proud of either. E-11 has ZERO presence on Margalla road. There are only two roads available to access E-11. One is street no. 12 which is single and passes through an ugly village before entering E-11/4. The other is the service road east which is also single. Neither of these two roads is straight. Both have bends and curves. The D-12 access road to the north of E-11 commercial area is straight and just as wide as any SINGLE service road in any sector such as F-11. It will provide direct access to the proposed 11th avenue and given the history of CDA gradually making service roads double (such as Margalla and Nazimuddin road) I expect it to become double in the future and look just like Margalla road. D-12 residents will be able to conveniently stop at E-11 commercial to get their daily supplies while getting back from work and then move on towards their homes in a scenic environment. It is a win-win situation for both D-12 and E-11. CDA is not that vision-less after all. I was hoping Atiq bhai will post some D-12/3 1.2Kanal prices. But never mind. |
