I think last time we calculated that a file holder of DHA 8 got plot in 52 lac while on installment it is 55 lac that means a 3 lac profit. It seems now they are getting 2-4 lac loss in reverse.

People having budget between 35 to 45 can wait a little more to enter in DHA 8 with no loss.

In this kind of situation people will not only loose their faith on a file and it can be a big dent on DHA file system.

DHA should revise their file policy as first come first bases for a file holder at least.

Are these prices are against the files or application.
As in case of applications buyer will have facility of paying the remaining amount in 3 years time.

Hasan bhai DHA is already mailing checks to address on applications. Every one should have a refund check in 45 days starting from April 6,2010

CMy pls make our lives easy, if we have received a plot in 55 (installments) and your asking price is 48Lacs (x block). What will happen? what do i get. It looks if i sell my plot i will pay you 7 lac? i mean even i sell i will not get any thing instead pay you 7 to get rid of the plot?

@Ahsan bhi After two year you may need to pay 15 lac or even more .. if PPP govt survive till that time, you can really get benefit after 5 years minimum so wait for that

Right now too many sellers of DHA 8 plots and almost no buyer

On ballot day a file of DHA8 was at 34.50 lacs. With development charges net cost is 44.50 lacs.So these sellers are now in profit not loss " IF " they bought a file at 34.50 lacs on day of ballot.

DHA dont determine market price of plots or files. Buyers and sellers in market determine the going rates

CMY bhai, we must also include the transaction costs, which were around 2.5 lacs/file. Therefore, even those buyers are just breaking even and not making much profit.

Do you thinks DHA will transfer installment plots free of cost? .

Transfer cost will also be same for both of these plots so I didnt include that in comparision.

Obviously, transfer costs will be same for both plots. However, when these are taken into account 34.5 lacs + 3 = 37.5 lacs + 10 lacs installments makes the plot selling a losing or at most break even affair. This is buyer's perpective, dear CMY sahib not a broker's perspective.
