Some basic construction queries for DHA Lahore Discussion Property News & Community Talk

Dear all,

I will appreciate your help with a few basic queries about construction of a 1-Kanal house in DHA Lahore Phase 7 :

1. What is the total covered area that is allowed by DHA Lahore for a 1 kanal house (with Ground and First Floor)?
2. What is the total covered area that is allowed by DHA Lahore for a 1 kanal house (with Basement, Ground and First Floor)?
3. What is the average construction cost for a 1 kanal house (with and without a basement)?
4. Does DHA Lahore allow partial completion of the house (e.g. basement and ground floor only) if the map's been approved for the first floor as well. Am asking this incase of shortage of funds, if one decides to move in, planning completion of the first floor when funds can/will be at disposal.

Plot is 50X90 you are required to leave 5 feet on each side, 7 feet on Back and 10 feet in front, In addition to that you are not allowed to make second story on low terrace [Roof of Garage] hence Total covered area allowed in ground Floor is 2920 out of 4500 square feet. Ist Floor you can imagine about 2300 Sq feet.
Cost of Construction
1500 per Sq feet if You give to Thekedar it will cost you about 76 Lac plus 4 Boundary septic tank tanker etc Total 80 lac
If You make it very simple and give only Labor Theka you can minimize cost about 10 to 15 lac less. At the end you may also add connection and other dues which will be another 3 Lac. So total cost will be ranging from 65 to 80 Lac.
This for the House which will be started in june 2010 and Finished by June 2011. For each year delay you can add 10%. This without Basement I have no experience of that.

For a one kanal house you will have to leave 5 foot 4 inches on three sides and 15 feet and 4 inches on front side. There is no minimum for covered area. You can make a room with washroom and move into your house. Generally houses without basement run 4000 to 5200 SQ covered area. House with basement run from 5500 to 6500 Sq covered area.

House construction with materials will cost you 65 to 80 lacs for good quality constructions and house with basement will cost you 95 to 120 lacs depending on size of basement and total covered area.

About your 4 question please note you should only submit a map of the area you can complete now and after completion you could move in. Later on you can submit a revised map and add additional rooms and floors at that time.

If you submit full plan now and complete only needed part you cant move in until you submit a revised plan that only show completed part house.

All the friends have provided good information on Mr. Khurram's queries.However just a small correction about the permissible covered are for a on kanal plot. For ground floor max. coverage allowed by DHA is 60% of the plot area which works out to 2700 sft. For first floor it is 75% of this figure i.e. 2025 sq.ft. Max area for the basement is the same as for ground floor, i.e. 2700 sft.
About the map, my advice is submit a map only for that which you construct for the time being.For each stage of additional construction, submit a revised plan showing the already constructed area as " as built" area.

Dear All,

Please advise if we can construct basement below the porch and garden area.
Also advise if we can make two garages in 1 Kanal plot (one porch with corner rested on the boundary wall and the other car porch without resting it on the boundary wall).

Please advise these two points.
